With several major improvements to the roads around Spring Hill TN and the announcements of several companies moving to the area, Spring Hill TN real estate is getting positioned for a boost. This area has already seen increasing volume in the past six months, but with road projects reaching completion and additional economic boosts from area businesses, this could be just the beginning for this part of the Great Nashvillearea. Also State Route 840 is scheduled to be completed around the same time. Spring Hill Home Sales were up 108 percent in October compared to October of 2010 with 54 closings compared to 26. The prices of Spring Hill homes increased also with the average sales price of $209,210 this October compared to $200,929 in 2010, and increase of 4 percent.   My assessment of the Spring Hill real estate market is that the big jump will happen when the I-65 expansion is completed in the next few months. The biggest complaint that most people have with Spring Hill is the traffic, and that issue will be taken care of. So I'm telling my customers that Spring Hill homes will probably sell much faster in the coming year. 54 Spring Hill homes closed in the month of October compared to 26 last year the price of Spring Hill homes averaged $209,210 compared to $200,929 last October...

Nashville TN – Many homeowners think they have lots of time. “We’ll put out home up for sale in a few months. I know the bank is working to foreclose on it, but we can wait”, they say to themselves. In order to have a successful short sale, then your agent will need time to submit everything to the lender and for them to process it. Click here to discover how other sellers successfully did a short sale and avoided foreclosure. In addition, it can take a month or more for your home to sell. Buyers don’t always materialize in 2-3 days. If you are less than a month away from a foreclosure sale date, then we can help you. But every day after that makes it harder. If you are less than a week away from a foreclosure sale, then it is unlikely we can help you. Your lender will have spent month...

Good news today for Spring Hill Real Estate Market and employment As a prior employee of an automobile company and an engineer involved in working with many automotive vendors I can honestly say that I have never been partial to the UAW. I thought that is slowed progress and allowed for automobile prices to escalate in the 90's, However, now I am reading in The Tennessean today that the UAW union may have just had a big hand in improving the forecast for the Spring Hill Employment and thus the Spring Hill and surrounding cities real estate market. The Spring Hill Assembly plant was closed partially and became an engine assembly plant but the big hit was that about 2000 workers were laid off and many of them have been idle waiting to get back to work. Some of the workers knew that they c...

WDO's...      Unlike as in some states, home inspectors in the State of Tennessee do not have to be licensed for pest control and are not required to put the presence of WDO's (Wood Destroying Organisms) in their report unless physical damage has occurred. However; when inspecting a property, I do keep an eye out for these little critters that can literally eat you out of house and home and report accordingly.      While inspecting the crawl space in a property in the Spring Hill area of southern Williamson County, TN, I came across several shelter tubes indicating active WDO's. Why?There was plenty of construction debris left in the crawl space to act as a smorgasbord of bait for these hungry guys.      Home inspectors are not a codes inspectors, but we must know the local building req...

Wades Grove Homes sales 2011 - Just when we all thought the Spring Hill homesmarket was dead, July came and homes started moving at a pace we haven't seen in years.  The community pool in Wades Grove that John Maher had been trying to get thought the zoning board for years finally passed, and within a very short time frame was finished and open to the community.  The access to Spring Hill via I-65 that everyone complains about now seems to really be making progress, and at the rate it's going should be finished late this year or early next year. I predict that it will make a major impact on the volume and price of Spring Hill real estate. 13 Wades Grove homes have sold for the first 8 months of 2011 the average price of homes sold in Wades grove this year has been $233,483 average size ...

The U.S. Department of Agriculture has only two months to spend $11.2 billion on its no-down payment rural development loan program, a record amount at this juncture in the federal fiscal year for the program that provides no-down payment mortgagesto borrowers in rural and suburban markets. Usually by August, the program—which has become extraordinarily popular since the demise of private no-down financing—runs out of money and applications are put on hold until more money becomes available with the beginning of a new federal fiscal year on October 1. Spring Hill Home Sales for June were active and show signs of entering into a balanced market. Most realtors consider a 6 month absorbtion rate as balanced, The absorbtion rate for Spring Hill homes currently is 7 months based on Junes sales and the current inventory level.   The reason for the increase of closing I feel is back to value. Homes in Spring Hill are considerably more cost effective than a similar size home in Franklin of Brentwood. 59 Spring Hill homes closed for the month on June the average sales price for Spring Hill homes closed was $204,475 average days on market was 109 414 spring hill homes are currently listed in the MLS as available for purchase 93 Spring Hill homes are currently pending sale Search for Spring Hill Homes here

Friday's Fotos...     Yesterday was one of those rare, picture perfect days for this time of the year here in the middle Tennessee area. On the way out to a job in the Spring Hill, TN area, I once again eyeballed this old barn next to the defunct Saturn plant. Every time I would go by, I would look, study, and tell myself, "One of these days..." Yesterday was that day. Bright warm sun, cobalt blue skies, contrasting colors; what more could a shutter bug ask for?     I'm not sure whether it was the texture of the faded, peeling paint or the way the Virginia Creeper covered the silo, but to me, there was something alluring that kept beckoning me. I reckon the few shots I took were worth the chigger bites...

It has been a while since I posted and I wanted to check in.  Hard to believe that it's almost the middle of June, but time flies when you're busy.  I have really been busy with buyers and sellers too while adding some designations so that I'm current on real estate trends and techniques to help my clients.   It has been a great Spring and I'm ready to launch into Summer (hard to tell we're not in the middle of Summer already from the temps)!  Don't forget if you live in the Spring Hill, TN area or are visiting to check out CityFest.     This event is scheduled for the 4th Saturday of each month and will be held at the UAW Union Hall starting at 6 p.m.  There will be food, fun, music and a free movie that begins at dark.  Let's enjoy some family fun this summer!   Look me, Ken Banks...
