I'm sure most of you are aware of or have at least heard that something is going on with Bill Mace and Mace Construction Company here in Clarksville, TN.  As a result, I am incorporating the following in all of my future purchase and sale agreements for new construction to protect my clients.  "Seller to comply with title insurance underwriter requirements as to the filing of the Notice of Completion."  I am adding the following to ALL of the purchase and sale agreements "Seller to provide Enhanced Title Policy."  No one really knows what is going on with Mace Construction, alot of speculation and gossip that the courts will have to sort through.  I am going to protect my clients on any purchase! This is an extension of my last post, to finish the thought for the most part.  Many homeowners today simply 'live' in their homes and somehow think that the home will 'keep' itself.  Sure they mow the lawn once every other week, and might vacuum from time to time, but beyond that they truly feel that since they have a 30 year mortage - the must have a home that wont need maintenance of any sort for 30 years. That was the comments from my dear neighbor across the street from our home.  He was referring to our house of course and in particular the previous owners.  At first I found his statement a bit confusing, but the more I thought about it, the more I realized what he was referring to. Pam and I are blessed not only with a great daughter, but with a beautiful home.  Many of our friends and acquantatices are also confused - not at our neighbor's comments, but at how we could afford to live in the small community in which we do.  For that purpose we keep a (you guessed it) scrapbook in the waiting room that shows some of the before and after pictures. With foreclosures skyrocketing and the prices of everyday goods rising, pets have become hidden victims. As many people are being displaced from houses to apartments that don't allow pets, they leave their cats and dogs with shelters, or even worse, abandon them altogether. Home inspectors and real estate agents have found starved, dehydrated, and terrified dogs, cats, rabbits, and even horses.  I personally had two similar occurrences earlier this year. At least that is the 'theme of the day' in most areas.  While we have had many discussions on sellers simply not understanding that there homes have not appreciated to the extent in which they had thought or hoped that they would in many markets across the country, we have not had many discussions about the buyers out there that believe that a home that was worth $330000 a year ago is now only worth $200,000! (Okay, maybe that is a bit extreme) While there have been media reports that out West some areas were over-valued, that certainly is not the case in Clarksville Tennessee or the surrounding areas.  The primary reason that our market has slowed (not stagnated) is due to the deployment of our brave men and women in uniform.  As many who have worked in this market for years can attest...

This year we were invited to be on the Montgomery County pond tour. We were last on the tour in 2004 just after having our largest pond completed.  Since then we have added a 3rd smaller goldfish pond out back and a large water garden out front.  So though some have been out to our home before there have been many changes to include all the landscaping that has really filled in.  Tim and I spent some time this past week getting things in shape around the house for the pre-tour as well as the pond tour itself. The pre-tour allows everyone on the tour next week and the sponsors, to go out and see their fellow ponders ponds.  So here are a few pics I took yesterday .
