I think it is good for real estate investors to review the three types of markets to know when to buy and what to buy. For instance Oklahoma City is a linear market that has no high highs but also no low lows. It is great for low vacancy long term high yield rental homes, but no very good for the fix and flip crowd because of the lack of volatility and the low inventory of distressed homes. It seems every month this year has shown an average of a 7% decrease in available Oklahoma City properties, but Spring is coming that is the listing for sale season, and with rates rising the refinancing phase is mostly over. We don't expect inventory to rise by a large margin but some normalcy will be restored as homeowners opt to buy new rather than add on or just reduce payments. The expectation is that in the suburban markets and in popular price ranges, the absorption rate will go back up from one month supply to about 3 months supply. http://virtualrealestateteam.com. The Mortgage Indebtedness Relief Act first enacted in 2007 was a strong incentive for Oklahoma City distressed homeowners to work with a lender to avoid foreclosure. The act expired at the end of 2013 and now anyone who does a short sale will probably owe taxes to the IRS for the amount of loss the bank reports in a 1099. It doesn't seem fair that this counts as income but those are the current rules and we don't expect the act to be reinstated. Adding to the problem is that lenders have cut back dramatically their short sale departments by half or more.
