The Greens neighborhood is one of my favorite communities in NW Oklahoma City. The Greens is prefectly located in NW OKC, close to Lake Hefner and just west of Quail Creek. It's West of the Lake Hefner Parkway and between NW 122nd Street and Memorial Road and extends west to Meridian, making it one square mile. The Greens in Oklahoma City will impress you with the affordability of these homes and the excellent location of the neighborhood in NW OKC. Looking for a quality neighborhood in NW OKC to call home? Many of my friends who live in The Greens would describe it as one square mile of heaven! After 16 years owning home electronics stores I was done, so done you could astick a fork in me and I wouldn't be pierced. The energy bubble has burst in 1982 and I worked harder than I have ever worked in my life for the next 7 years, just to tread financial waters. In 1989 it was over, and I had finally settled with the FDIC for 13 cents on the dollar. Unlike many of my firends I used whatever money I had to pay back creditors I owed. Call it middle class morality but I would not have done it any other way. Only problem was I was close to broke. So a friend said I think you would be good at real estate and friends of mine are making a ton selling HUD and VA repos, something many of you have been through in the last 6 years I bet. So I bit and got my license in October, joined a firm i...

http://virtualrealestateteam.com. Oklahoma City has continued to be one of the most stable real estate markets in the country. I think it is good for real estate investors to review the three types of markets to know when to buy and what to buy. For instance Oklahoma City is a linear market that has no high highs but also no low lows. It is great for low vacancy long term high yield rental homes, but no very good for the fix and flip crowd because of the lack of volatility and the low inventory of distressed homes. In contrast to Oklahoma City as a linear real estate market, I will talk about markets that are cyclical as well as markets that combine both. To know more about how to create long term wealth growth with Oklahoma City investment real estate please contact me at Joe@Joepryor....

Increasing Your Historic Home's Value the Most for the Least | Crown Heights Oklahoma City The following is a tip to help increase your historic home's value and get your home sold in the fastest time possible based on my experience working with home owners who have sold their home and feedback from home buyers that buy homes. This one tip will be most appropriate if you are thinking you might sell your home within the next 1-2 years. TIP ONE: Painting and Carpeting A fresh coat of paint will make a room look new and clean and new carpets will make it shine that much more. Be sure to pick a paint color that is neutral as that will appeal to the most people. I have seen many buyers walk into a home with rooms painted the seller's favorite color and just walk out because they hated it! B...

http://virtualrealestateteam.com. The Oklahoma City homes for sale in march is at an extremely low number. It seems every month this year has shown an average of a 7% decrease in available Oklahoma City properties, but Spring is coming that is the listing for sale season, and with rates rising the refinancing phase is mostly over. We don't expect inventory to rise by a large margin but some normalcy will be restored as homeowners opt to buy new rather than add on or just reduce payments. The expectation is that in the suburban markets and in popular price ranges, the absorption rate will go back up from one month supply to about 3 months supply. Oklahoma City real estate is still a sellers market and our economy remains strong. For help in buying or selling please contact me so that a t...

http://virtualrealestateteam.com. Oklahoma City is experiencing historic numbers in homes sold, inventory levels are down another 7% and it is a full blown sellers market. This doesn't mean we can't find you the good buy, it just means that whether this is a home too live in or an investment property, you need to move quickly when you find the right home, sometimes the first day it is listed for sale. Our economy is booming, our values are good, and if you are ready to purchase Oklahoma City homes for sale for any reason please contact me at joe@joepryor.com.

Buying a Home in Oklahoma City and not sure where to start? First Time Home Buyer? Confused on the best steps to take to buy your dream home? Home shopping can be tough when you’re not sure how much you can afford. If you're a first time home buyer and you’ve wanted to live the dream of owning your own home, but haven’t been sure where to start, I’ve put together a few tips that can make it easier to get a handle on where to start. 1. Tax benefits usually mean you can afford more than your rent. Interest deductions on taxes typically translate into significant savings. Many people find they can afford about 33% more than their current rent. To get an idea of what this might be for you, multiply your current rent by 1.33. 2. A home price two-to-three times your gross income is usually a...

Buying or Selling Oklahoma City Real Estate? If you are a home buyer, home seller or real estate investor, you will want to make sure that before you start touring homes and properties and talking with bankers and financiers, that you do some preliminary research into the local real estate market. In our Oklahoma City real estate market, you will find many sources for information about real estate, homes for sale and investment property. But if you only go by what you might see in consumer related sites like Trulia and Zillow, then you will be short changing yourself. Those sites are more interested in attracting real estate agents to spend their money on advertising and offering lead generation services to real estate agents. If you are familiar with quality real estate agents in your a...

If you are starting to search for homes for sale in Oklahoma, then you will want to make sure to follow some simple, but sometimes forgotten search steps for real estate: Identify your preferred neighborhood: Don't waste time try...

Whether you are seriously in the home buying market for a luxury new home or just wanting to dream and see the online views of luxury homes for sale in OKC, you will want to use a site that has good photos, accurate listing information on the home, location and community information and most importantly, a website of a REALTOR who is educated and trained in the marketing and sales of luxury homes. http://virtualrealestateteam.com. The Mortgage Indebtedness Relief Act first enacted in 2007 was a strong incentive for Oklahoma City distressed homeowners to work with a lender to avoid foreclosure. The act expired at the end of 2013 and now anyone who does a short sale will probably owe taxes to the IRS for the amount of loss the bank reports in a 1099. It doesn't seem fair that this counts as income but those are the current rules and we don't expect the act to be reinstated. Adding to the problem is that lenders have cut back dramatically their short sale departments by half or more. Short sales will be difficult to do in any market now not just Oklahoma City but it is still an option. If you have questions and are an Oklahoma City homeowner who is missing payments we still want to ...

http://virtualrealestateteam.com. Last year I had two clients who bought their first home that they ever owned anywhere in Oklahoma City and it was for investment. Why is that something that mate you should think about? Because every home you may buy to live in or rent is an investment. These clients loved the return on investment that they could get from an Oklahoma City home for sale. If you want your Oklahoma City home to be one you live in think about this, what if you bought it for later rental purposes? You get an owner occupant loan, and if you buy the right room complement, price, and location, it may be your first step to creating wealth through investing in real estate. For more discussion about different strategies on investing in Oklahoma City homes for sale, please email me...

Quail Creek Real Estate and Homes for Sale in Oklahoma City   Quail Creek Oklahoma City real estate has been showing great upward movement in sales activity, pricing and general interest from prospective Oklahoma home buyers. I have also noted an increase in out of state home buyers who are looking for a home in Oklahoma City. They consider Quail Creek at the top of their list of potential homes for buy here. Many people are transferring into the Oklahoma City job market and that translates into more home buying and home selling activity in our OKC Metro real estate market. Since there are fewer distressed properties out there for people to bargain hunt, the focus is on buying a good home in a great neighborhood like Quail Creek. As an experienced Oklahoma City area real estate agent, ...

http://virtualrealestateteam.com. I have worked with investors on Oklahoma City real estate for sale for both long term gains and short term gains and the two are very different. Short term is commonly known as "fix and flip" and long term is for cash flow usually for at least 5 years. Both can make sense but on short term, this is not for everybody and too many people think it is a get rich quick investment. In this video i want to talk about the return on both and you can see what is best. I mainly work long term and if that is of interest to you contact me at joe@joepryor.com.
