MarketWatch has reported that resales of U.S. single-family homes and condos rose 3.6% in June to a seasonally adjusted annual rate of 4.89 million, the highest level since last October, the National Association of Realtors reported Thursday. Resales have risen for three straight months. The housing market appears to be healing, said Lawrence Yun, the NAR chief economist. The increase was higher than expected.  Inventories of unsold homes are still elevated and putting pressure on prices. The inventory of unsold homes on the market fell to a 9.4 month supply at the June sales pace, down from 9.8 months in May. Yun said that inventories would have to be at a 7 month supply to get price stabilization. The median sales prices fell 15.4% in the past year to $181,800. Resale activity is conc...

There are new signs that have gone up on Union Hill Road in Manalapan that if you go above speed limit, there is mandatory court appearance required.  I have seen a number of people pulled over.  So I just wanted to inform you of what's going on if you are driving in that area.  MAKE SURE YOU WATCH YOUR SPEEDOMETER WHILE DRIVING ON UNION HILL ROAD. I hope this information helps you drive carefully and avoid a speeding ticket and court appearance. Best Wishes, Phyllis Katz, Weichert Realtors, 455 Route 9 South, Manalapan, NJ 07726

I know that Congress and the President want to come up with universal health care.  And, true it is very important for people to have coverage.  But another tax?  Even subsidized health care benefits cost you money.  I don't know anyone anymore who has totally free coverage.  So you pay something up front to have the coverage, then there are deductibles that you have to pay, and not everything is covered.  Now on top of that, we may have to pay an additional tax.    What do you think of this?  I value your comments.

Manalapan is a great town to live in.  It is located in Monmouth County, NJ.  One of the developments in northern Manalapan is Woodland Green.  This development was built in the 1970's and is on or close to Union Hill Rd.  This is a great location for commuters.  There is a bus that stops on Union Hill Rd near the development, and there is the park and ride on route 9.  There are several different models in this development such as a bi-level, split, a couple of different split colonials (the Newport and Hampton models), colonial and center-hall colonial.  If you would like further information about this wonderful development of 4-5 bedroom houses, please call me, Phyllis Katz, Weichert Realtors, 455 Route 9 South Manalapan, NJ 07726, (732) 536-4400 x 142 (offfice), (732) 804-3057 (cell...

I started blogging less than a year ago and haven't looked back.  In fact, it's been very disappointing to not have enough hours in the day lately to post or comment as often as I would like.  The good news is, in my opinion, my lack of time to blog is a direct result of my blogging!!  When I joined Active Rain, I gave serious consideration to the message I wanted to send with the majority of my postings. I saw this forum as an opportunity to position myself as the Manalapan New Jersey Neighborhood Real Estate Specialist!  I've lived in Manalapan almost 17 years and have been raising 2 daughters through the school system.  I'm a Girl Scout Leader and community volunteer.   What better place in which to specialize? I started posting about community, school and local area events.  I'd pos...

This blog is for anyone interested in what happened.  The day started very optimistically.  I was there with my fellow realtors (Gail, Joanna, Lee, Curt, Al, Essie - hope I did not forget anyone), and we were all in a very good mood.  The sun was shining and we were setting up the tent, tables, and "giveaways" or promotional items.  The band was playing in the background, the kids were checking out the rides, and the other vendors were setting up.  Everything looked great for a fun day.  Then, the sky in the distance began to change color and darken.  And. the rain came, and came, and came.  In the beginning we were hoping that it was going to stop.  The weather reports had been chance of an occasional shower.  But this rain, kept coming.  So finally, we decided to pack up and leave.  O...

What better way to kick off the summer season than with a parade!   Each year, Manalapan Township celebrates Memorial Day with a parade down Main Street! It is a wonderful opportunity for marchers and spectators to show their community spirit by celebrating Memorial Day together, as a township. The parade starts at Manalapan's Municipal Complex, travels past the Recreation Center through the heart of Englishtown and finishing up at the American Legion Hall on Sanford Street. As a Girl Scout Leader and Mom, I've been marching with my kids for years and think I will miss it some day! Families line the street waving and cheering.  Parade marchers come prepared with treats to throw to the kids who are watching and eagerly waiting to snatch a lollipop or piece of candy!       Manalapan High ...

The springtime is here and it is a fabulous time to buy real estate!!! Interest rates are really low, and so are the prices.  If you are a FIRST TIME HOME BUYER, then you may qualify for an $8,000 tax credit if you purchase a house and close by 11/30/2009!  What a deal!  I wish I was a first time home buyer!    Now, if you are only concerned about buying at the very, very, very bottom, then you probably won't know what hit you when the prices start going up along with the interest rates.  And, there is no guarantee that the $8,000 tax credit will be extended after 11/30/2009.  So, there is no time like the present! Best wishes! Phyllis Katz, Weichert Realtors, 455 Route 9 South, Manalapan, NJ 07726 (732) 536-4400 x 142 (office) or (732) 804-3057 (cell) www.PhyllisKatzsellshomes.com

Depending upon your specific circumstances this could include job loss, medical problems or any number of issues. You have NOTHING to be ashamed about!   2. PLAN OF ACTION: As a Realtor who is experienced with short sales in NJ, I can tell you that proper PLANNING is a huge part of...
