Lake Orion home sales have been rebounding for the past few years and prices continue to "soar." Values are increasing, but I'm not sure they are increasing as much as the increases in average and median sales prices indicate. There has been a large decrease in distressed sales in Orion, which I have believed artificially deflated area prices. So there have been more, higher priced houses selling- pulling the overall averages back up. It is not likely the house you bought in 2011 would have sold in 2013 for 30% more without you making serious improvements.
