BE CAREFUL WHERE YOU PLACE YOUR CLIENTS ESCROW FUNDS!  I usually place my buyers escrow deposit with a title company that I have worked with for years and if the sellers are paying the title insurance and select a different title company to close with, I have the funds transferred a few days prior to closing. I have a home under contract and it was going to be a quick closing with a cash buyer so we went ahead and deposited his escrow funds with the company closing it.  Closing was scheduled for April 30th and I started having trouble reaching the title company.  No response to emails and no return phone calls - here it is May 6th and we still haven't seen title work or settlement statement etc...I found out last night they were shut down yesterday! For those of you who haven't been paying attention to the SW Florida real estate market, it has really taken a dive in the last 18 months.  The reason is primarily an oversupply of homes due to investor speculation.  There were a lot of investors who thought they saw an opportunity to get in and out of a few SPEC homes and make a lot of money quickly.  Don't get me wrong, there were a lot of people who made a lot of money.  But, there were a lot more people who got burned, because they weren't prepared financially to carry the properties if they couldn't sell them. No shock here, but there is an increasing volume of Florclosure sales in Lehigh Acres, but short sales are out pacing all. One year ago there were very few foreclosure sales, 21 short-sales and 19 non-distressed sales. The number of sales has declined throughout the year and currently in the month of May no non-distressed sales have occurred and the number of foreclosure sales have caught up with short-sales.   It is clear to see that these types of sales have had a negative impact on market values with overall price declines in the Lehigh Acre marketplace. Typically, when homes are sold at foreclosure or offered as a short-sale they are offered at prices that will result in a quick sale, within 60-90 days. What's happening in your marketplace.
