Okay, they're getting better! I got the approval in 20 days with this one AND the negotiator did not reject the termite work, bee-removal, water heater plumbing fix OR the take-away! This was Wachovia - Wells Fargo. My, how things have changed! I remember the first short sale listing I had with Wachovia as the lender..... 3 1/2 years ago. What a nightmare. The negotiator took 6 months to even talk to me. Had a BAD attitude, too. What nerve my 80-year-old sellers had to have refinanced their home just three years prior, got totally taken by a bogus contractor, and were now short-selling! Even after we explained their hardship - wife having 5th surgery, husband on oxygen - I got absolutely nowhere and the house was foreclosed on. AND they ended up selling it for $40,000 under the offer I ...

Headline today's Thousand Oaks Acorn:UNLICENSED CONTRACTORS TO BE TRIED.  Eleven local non-licensed handymen are charged with bidding for contracting jobs over $500 without a contractors license. The men will appear in Superior Court and could face stiff fines and punishment. There are a number of good reasons for REALTOR's to recommend only Licensed Contractors and for homeowners to be AWARE of who is doing the work: 1. Hiring unlicensed contractors can result in Property damage by unknowlable, unskilled workers (I had a friend whose "new" back retaining wall crumbled in a heavy rain, pouring a muddy landslide onto the back of her home, damaging the stucco and shifting the entire foundation. They hired non-licensed contractors, who installed the ribar going in the wrong direction, beca...

Looking for something fun to do in Ventura County this weekend? Why not see an award winning show called "Avenue Q?" The Thousand Oaks Civic Arts Plazais featuring Avenue Q from January 19th-24th. Avenue Q is a comedy musical with live people and puppets. It is the story of a college grad who goes to New York City with a very limited budget. He discovers the only place he can afford to live is "Avenue Q." The story weaves its way around the neighbors who live on Avenue Q and deals with real life issues. The content in some of the scenes deals with sex, drinking and searching the web for porn. Therefore, this show is probably not appropriate for young children. There is also a disclaimer that some of the puppets are "nude." Now you're ready to go, right? Click the picture below to see a ...

Thousand Oaks Ca, Ronald Reagan Library and Museum will be featuring the White House in miniature form starting on March 15, 2010. This authentic recreation of the White House measures 60 feet long and 20 feet wide: a one-foot-to-one-inch scale. Taking over 600,000 hours of labor to create, the miniature is an amazing replica, showing visitors an intimate look into the White House - from the Lincoln bedroom to the Oval Office to tiny, working televisions to hand-carved chairs, tables and crystal chandeliers. Built and updated by John and Jan Zweifel, this exact miniaturized replica is a wonder to behold. Thousand Oaks Ca, Keep fireplaces safe during the holidays! In the cold winter months... yes, even in Southern California, a fire in the fireplace gives us a reason to stay inside and get cozy and comfy, but these fires can also pose safety risks, reduce lung function, aggravate heart and lung diseases and trigger asthma.   A recent article in the Thousand Oaks Ca Acorn gives some terrific tips for keeping those fireplaces safe: Use a gas log. Never burn wood in a fireplace designed for a gas log. If burning wood, use dry, seasoned wood. Don't burn trash. Clean the chimney. A dirty chimney full of creosote is a chimney fire waiting to happen. Do not treat artificial logs the same as real logs. Never use gasoline, charcoal lighter or other fuel to light or relight a fire-the vapors can e...

Thousand Oaks Ca, the Werewolves will be happy on New Year's Eve 2010 because it has been stated that there is going to be a beautiful FULL MOON! The sky is going to be exceptionally bright this New Year's Eve thanks to our closest celestial neighbor. It only happens about every 19 years on New Year's Eve. The New Year's Eve full moon will be visible in the United States, Canada, Europe, South America and Africa. For partygoers in Australia and Asia, the full moon does not show up until New Year's Day. "If you're in Times Square, you'll see the full moon right above you. It's going to be that brilliant,"said Jack Horkheimer, director emeritus of the Miami Space Transit Planetarium and host of a weekly astronomy TV show. However, the Eastern Hemisphere can celebrate with a partial lunar ...

Have you ever worn a pair of shoes that made you miserable all day long? I have! Don't get me wrong! I love trendy, cute shoes that coordinate just right with my outfit... but they usually are soooooo very painful! By noon I am feeling like my toes are in a vice grip with every step I take. I am convinced this would be a great interrogation technique for prisoners! Just make someone walk a few hours in these trendy shoes and they will tell you anything and everything to get them off their feet! Agonizing torture! A couple of years ago I bought a pair of simple black pumps at Jack's shoes in Westlake Village Ca. After wearing them for a week I ran back to Jack's and bought the brown pair! They were sooooo very comfortable. Lately I find myself looking at my collection of shoes and tryin...

Fiamme Restaurant Thousand Oaks Ca is a great place to chill and enjoy an evening with a friend. I spent the evening there last Thursday and had such a terrific time! My girlfriend, Karris, and I needed to do some catching up and wanted a warm, inviting place to chill out, have a glass of wine (or two, or three) and just relax. Fiamme Restaurant and Bar in Thousand Oaks was the perfect choice for us. We arrived and found a cozy sofa next to the amazing fireplace. Ordered a glass of wine and away we went... talking, laughing, sharing our new stories and adventures with one another. After a while, we looked at each other and said.. "what are we going to eat?" We reviewed the yummy appetizer menu again and again and decided on a B-B-Q Chicken Pizza! We were on our second glass of wine when...
