Real Estate and Social Media - Love, Hate Relationship? FaceBook, Twitter, FourSquare, YouTube...the list goes on and on.  As a realtor, I know the importance of being on top of your social media presence and how many folks you can access on the internet super highway.  But it takes time, patience and a sound strategy to make it most useful and efficient.  Here are some of my tips. LOVE FaceBook and Twitter...these are great tools to keep up to date with clients and friends. HATE the time it takes to add updates and posts.  ANSWER:  Schedule, Schedule, Schedule!   The most recent sales activity for the last 30 days, 11-19 to 10-19, 2010.   Homes, Condos, Income Property Sold: 64 Average DOM: 77 Average Price: $1,172,793 Average Price per Square Foot: $577.23 Average Sales Price to List Price: 93.28% 14% of these sales were distressed properties, 4 short sales & 5 foreclosures. The highest number of sales were 32 condo's with an average of 76 days on market.  Next, are single family residences with 25 sales and 69 days on market.  Finally, income property had 7 sales with the average days on market 114.  More people are buying condos but, it is taking a week longer to get an offer then homes. Santa Monica: The Police will conduct DUI Checks on November 19th, 2010. I was reading in today's Local paper( for Marina Del Rey, Westchester, Santa Monica, Playa Del Rey, Playa Vista, Mar Vista, Del Rey and Venice) Wow, this is unbelievable, not what you think. I have no problem with the Santa Monica Police conducting a sobriety/driver's license checkpoint in the city of Santa Monica during the evening of Friday November 19th, 2010. My point is, why is there a quarter page announcements in the paper? The Law is the Law, if you choose to violate the Law, then I would expect, if you get caught then pay the fine or whatever the law requires as the punishment. The State is in a financial quagmire, the city is not doing much better, why not just capture the guilty parties and let them pay ...

  What you NEED TO KNOW Before Moving To Santa Monica, California My list of NEED TO KNOW items are are not what to pack in case of an emergency or how to deal with the traffic (a given) but the common everyday IMPORTANT knowledge we take for granted in our own neighborhoods.  Let's say you're moving to Santa Monica. Great! By Jodi Summers In the U.S.A., existing-home sales - single-family, townhomes, condominiums, and co-ops, rose 10% to a seasonally adjusted annual rate of 4.53 million in September, according to the National Association of Realtors. In the big picture, that’s up from August, but 19.1% below September 2009, when first-time buyers were taking advantage of the government tax credit. In Santa Monica, according to Clarus Market Metrics if we compare the number of sold single-family, townhomes, condominiums, and co-ops in the past year it’s down 23%. The "Southern California Oktoberfest" POSTPONED! Breaking news the Southern California Oktoberfest has been postponed by the Event Coordinators.  As far as I am concerned it was cancelled. They just sent a flyer around notifying all that regrettably due to some "security difficulties affecting their insurance coverage" they are postponing this year's Oktoberfest Southern California until 2011. To me that is "Cancelled" Anyway this is sad news for the greater Los Angeles, on the other hand keep in mind in the San Diego area there are at least six or eight Oktoberfest Celebrations going on. The old news was that, in August, sales volume declined throughout as prices inched up. Well, if you look at the number of residential properties that went under contract in September – 63 – not only are we up around 20% from August, we’re up 66% from two years ago. The California Association of Realtors median price of resale homes in California has risen almost 30% since February 2009, after falling 58.8% from its record high in 2007.
