Santa Monica Seafood Market & Café is more than just a place to buy the freshest Seafood on the West Side of Los Angeles and vicinity. It is also a Seafood Restaurant as the name implies.I have been shopping at the Santa Monica Seafood Market for over 22+ years. The fish was always the best in the area as well as fresh and then to boot the service was fantastic as well.  Just to give you a little background: they moved their locations oh about seven or eight years ago and they added a Restaurant section to the store. I never went there to eat, I just looked at it as I was doing my seafood shopping and put it on the back burner.  You know, one of these days I will try it out and eat here mentality.Well Diane had an appointment in Santa Monica and suggested that we grab a bite to eat ther...

The Santa Monica, CA Condominium Market Trends Report is always interesting, since everyone from the Globe is familiar and would love to live in Santa Monica, CA. Everyone measures how many blocks from the Pacific Ocean is their home. Clearly nowdays Fourteen Blocks is considered close!Let's look at the Inventory: The average reader would be excited to see such increase in inventory.... Now in my experience this is virtually nothing compared to the huge demand. Now with that said let's see the Days on Market Statistics:   As you can see 14 days for the Median Days on Market is clearly a seller's market and I anticipate that the Sales Prices will be higher too due to the strong demand and the strong active market.Actually I found this increase to be minor compared to previous months. Hen...

These ocean views photos were taken today in Santa Monica, CA. The Ocean View is from a Public Parking Structure near Santa Monica Blvd and 2nd St.“The Ocean Stirs the Heart, Inspires the Imagination and brings Eternal Joy”I love this quote by Robert Wayland, beloved and known to most people only as ‘Wayland’. He has been a Laguna Beach resident since the late 1970’s and has probably painted over 100+ Murals all over the United States and the world. Most of you, probably have seen his work, they generally depict Wales. Those of you who know me well, by now understand, that I consider “living life as a journey and not trying to reach a destination place” on the other hand staring at the Pacific Ocean, I can consider changing my mind and make it as my destination place! Now if you would l...

The Santa Monica, CA Condominium Market Trends Report is published... The easiest way to determine how the market is doing is by checking out the inventory. If Inventory is tight the likelihood of being a seller's market is high. So without further delay let's see the Inventory:At a surface glance one would think that the inventory is improving hence the market should be changing. The Reality is there is so much pent up buyer needs that even if the inventory doubled it would still be a sellers market. Many buyers are starting to move off the proverbial fence due to the increase in interest rates.Another interesting indicator as to how the market is doing is if we look at the Days on Market. That usually tells us if it is a fast market then the odds are likely we have to deal with multip...

The Santa Monica, CA Single Family Trends Report is published...read all about it and if you are considering buying please reach out to me for a confidential conversation! As you can see inventory is very tight and if we compare it to last year honestly it is not that big of an increase. Hence the Real Estate market in Santa Monica, CA remains a sellers market for the Single Family Residences. Not surprisingly the Average Days on Market confirms my previous statement. There are fewer homes to sell and there are more home buyers who consider buying a Single Family Home in Santa Monica, CA. So with that said I do not even have to look I know that the prices will have and will continue to increase.I knew prices have increased but even I was surprised. Now with that said if you are considerin...

Happy Cinco De Mayo Weekend ...belated.... please excuse the lateness of this post, I had good reason why I am just writing about it now!Los Angeles has been celebrating Cinco De Mayo for many years. It is truly just a big excuse to have friends over and have parties during the weekend. My take is that it is mostly a reason to enjoy Mexican food and drink a few margaritas. We were lucky this year, because we have been invited to three different functions that had a Cinco De Mayo Party theme. For me personally this was a nice break from not having to host our own party and even better not having to cook or cater one. Cinco De Mayo, which means May 5th in Spanish is probably one of the most misunderstood or misinterpreted Mexican holiday. Contrary to popular belief, Cinco de Mayo is not M...

The Santa Monica, CA Condominium Market Trends Report is published...Needless to say you always see me write Market Trends Reports and my lamenting that inventory is virtually nonexistent. Well I have a little good news to share here. Well see for yourself:I was thrilled to see that inventory has increased a bit. Clearly without having to peak ahead I am starting to feel good about this. So with that said let us look at the Pending Sales:Well compared to last year it is better. Let's be realistic it will take probably 45 days for these numbers to increase. Never the less it is heading in the right direction. Now just because inventory has increased based on what I have been seeing in the number of buyers looking for Condominiums in Santa Monica I do not expect that the Days on Market hav...

Wall Art in Santa Monica  We spent the weekend in LA visiting our daughter and their families, and stayed one night at a hotel in Santa Monica. We didn't have much time to explore but enjoyed breakfast on Main Street near the beach at the M Street Kitchen Saturday morning.  On the walk back to the hotel I spied this wonderful wall mural (it was about 12' x 15') near the restaurant and of course had to add it to my collection. I'm not sure if I am noticing wall art more, or there is more of it being done. Either way I enjoy seeing what artists create in the public eye in different communities. Too bad I am often in the car and can't easily snap a photo. #TheArtOfChase The Art of Chase

The Main Street of America: also known as Route 66 or U.S. Route 66Historic Route 66 has a very interesting and long as well as colorful history. If you are not familiar with it and loved to know more about it, then check out this link to Wikipedia it is a great read (https://en.wikipedia.org/wiki/U.S._Route_66 ).For those who consider it as ’way too much to read’, let me just say it started out in Chicago, Il and the end of the Route is in Santa Monica, CA. The road covers a   total of 2,448 miles and an opportunity to see many wonderful parts of the United States. Some of you might remember there was a TV show in the 1960’s called “Route 66”, others of you who might remember there was a song by Nelson Riddle    “ Get Your Kicks on Route 66” which was also the Theme Song for the TV sho...

Have you ever heard about the large list of Banned Books that Shaped America?I was completely baffled by a wall that had the title “Banned books that shaped America” ! This was on our last trip, when we went to our newest discovery    ” The Bookmonster “in Santa Monica CA. Of course, I had to take a picture or two to share with you all. Then it made me wonder, how many of these banned books I have read and how many of them are considered “classics” now? Now if you are wondering check out the pictures as well as the links in this post. When we got home, I had to do a little research, and based on that, I discovered that in September there is a “Banned Books Week” check out this link and enjoy the read about some of these banned books.  http://www.bannedbooksweek.org/censorship/bannedbookst...

Santa Monica Condominium Market Trends ReportInventory remains tight, few listings on the market: As you can see it is a huge drop of what is available for sale compared  to the last two years. As far as closed transactions virtually identical to last year. Clearly this is an indication that the Santa Monica Condominium is in  a sellers market! If there was any doubt you can see the Median Days on market is only 14 days. That is basically an extremely fast market! Those of us who watch the inventory and the activity totally get it. There are some buyers who have missed out on more than five properties are now seasoned and understand the market as well as their agents.  Not surprisingly in a fast low inventory market the prices would be higher. So if you are a seller this is a great time...

Santa Monica, CA  90401 has a new Independent Bookstore: The Book MonsterThe other day, Diane and I had some business to take care of in Santa Monica, CA, we were done by about 9 am and as we were heading towards the beach to grab breakfast, look what we discovered. Indeed, you guessed it, another Independent Bookstore😊Immediately, I headed to a nearby parking structure and in we went. I am sure you can just imagine we were probably the first customers in the store. This of course is not your everyday bookstore, the books are arranged in such a manner, that you can find a specific book just like in a library. Instead of having three by five cards in a file cabinet, nor having to ask one of the workers you can help yourself, since they have a computer with all the books catalogued by auth...

The Santa Monica, CA Income Property Market Trends Report is published! As you can see that based on the Median Days on Market Income properties remain robust and clearly a seller's market. Most people would be surprised of this data, since Santa Monica has a very strong Rent Stabilization Control and Department. The Reality is many people move to Santa Monica from all over the Globe but do not stay for various reasons, hence from an investor stand point the odds are more than likely that there will be regular turnover hence the risks are minimal that you will end up with a very long term tenant.Inventory has been tight now for three years and as you can see there has been little change to these numbers. It is clear buyers see a value in investing into the Santa Monica, CA income propert...

Santa Monica, CA has always had a Global Magnet feel to it, i.e.: the desirability factor and this can be attributed partially to the fact that the city is less than fifteen miles to Downtown Los Angeles and less than nine miles to Beverly Hills. It does not feel as remote as Malibu, CA. Most residents can live and be able to commute to the other parts of Los Angeles without too much inconvenience.Another factor of desirability is of course the school system, which many couples with children take into consideration. As you can see the desirability is clearly reflected in the Average Sales Price of Single Family homes in Santa Monica, CA.The Median Days on Market is virtually unheard of anywhere else. We call it stable year over year. The reality is it is a smoking seller's market. As th...

The Santa Monica, CA Condominium Market is on fire. Words can not describe it. There are buyers from all over the Globe that connect Los Angeles with the name and pictures of Southern California. As they see the pictures, they start searching and realize that the beach pictures are really Santa Monica beaches. Hence there is the idea that Santa Monica, CA is a better place to live. Then to boot, add to this demand the magnet of Los Angeles and specifically Santa Monica, CA is well known in the continental  United States as well. Therefore this fuels the demand even more. Not to mention the local demand to wanting to live in Santa Monica is high as well. This is due to a combination of not only the above information, but add to the fact that some people consider Malibu either out of their p...

Now THAT'S a Stretch    A stretch limo, that is. We were in Santa Monica about 10 years ago near the 3rd Street Promenade, when I spotted this stretch limo turning onto Ocean Avenue.  You can fit a small neighborhood in that thing. Imagine driving that around. You'd have to be pretty careful to stay on the roads large enough to accommodate you, and any turns you'd need to make.

The common denominator nation wide is lack of inventory, with that said check out Santa Monica, CA single family market trends:I am not surprised clients have been asking when will we get more listing? Sorry my crystal ball is cloudy...Lack of inventory in the high end price points translates to fewer sales: Not surprised at this statistic! Hence I was wondering what the Median Price per sq ft would be and this truly surprised me: I was expecting worse numbers. Now if you are looking to buy or sell in Santa Monica please reach out to me directly! If you are considering buying or selling a home, a luxury home, luxury investment real estate, luxury vacation homes, or luxury beach properties in Southern California, Los Angeles, Century City, Westwood, West Hollywood, Beverly Hills, Marina ...

As most of you who read my market reports have noticed that I have been complaining for the past three years about shortage of listings. Well check out the Santa Monica, CA condominiums that are active as we speak and compare it to the past three years: As you can see my complaints are with  reason and legitimate grounds! In spite of the lack of inventory you must admit it is incredible that we had 27 sales. Clearly it is an extremely competitive real estate market that we are facing representing buyers. Sellers clearly love this!Interestingly based on the first two statistics the Days on Market actually was very enlightening. This is where perception is different from reality. The Days on Market were actually longer than what I was anticipating. Now if you are interested in buying or sel...
