What are Ethics? This post was inspired by an Active Rain Member who had a couple bad experiences, hence he posted, what I would call a disgruntled perspective and a denigration of most Realtors and Ethics in general. As far as I am concerned he is wrong PERIOD!  Everyone has their own internal Ethics code. It is ones own personal beliefs of being honest and treat others by the Golden Rule. Now just to be clear to remain a REALTOR you must agree that you will adhere to the National Association of Realtor’s Code of Ethics. IF you fail to adhere to it the Local Association will discipline you!First, to follow the Code is just plain good business practice. I do not follow it, because I am afraid of the discipline, rather I follow it, because I believe in it and I also find it a good way to c...

The Fair Housing Act is celebrating its 50th year, wow time flies. I was a young kid when it was passed. We have barely settled in the United States. It was exciting times; the Fair Housing Act was part of the landmark program by the federal government trying to eliminate racial injustice in the housing sector. The Fair Housing Act is better known as Title VIII of the U.S. Civil Rights Act. of 1968 and the 1988 amendments to it.Let me summarize this act, the purpose is obvious, but what many do not know is that it prohibits discrimination in the sale or rental of housing based on race, color, religion, sex, handicap, familial status and national origin. In other words, you cannot refuse to sell or refuse to rent to the protected groups. The act also addressed discrimination in advertising...

Conversation with Lisa Von Domek.:  I appreciated, that she took the time out from her busy day. She has been on my list to reach out to, well let’s just say too long. We have been following each other’s posts and interacting on each other’s posts. I must admit what pushed me finally to pick up the phone was the Active Rain Challenge of reaching out to fellow members sponsored by Kathy Streib    I am so glad that this did made me dial her number.First let me touch on her slogan, all I can say is I love it...Experience Isn't Expensive.... It's Priceless! Keep in mind it is not just a slogan, it is pure Lisa. The Dallas Real Estate buyers and sellers can consider themselves lucky when she and her team represent them in a transaction. Lisa is a true professional and understands and cares, ...

Life in the day of a Beverly Hills Pet Friendly Realtor on another not so typical Monday! Background: As most of you know we had some well-deserved rain for the past three weeks. Well long and behold after the last rain, we had a more than normal warm day. Next thing I know is Diane is screaming, clearly panic in her voice… Endre come here what is this? The answer was simple but not good: Termites in the Kitchen and in the Living Room… interestingly they were coming from under the house….Diane immediately researched and thanks to Mr. Google the quick and expedient Non-Toxic solution one cup white vinegar and two juices of lemons. The potion did the short-term job, the invasion was repelled.Clearly the answer “fuhgeddaboudit” was not going to work when I was asked what to do. Hence, I sug...

Observations about the importance of ‘Priorities’ and ‘Time Blocking” by a Beverly Hills Realtor: Endre Barath, Jr.  Having had my own business aka being a Beverly Hills Realtor for over 24+ years, I have learned that “Priorities” are key for long term survival and prospering, not just in Real Estate, but in any business. Not only is prioritizing critical, but it must be directly connected to “Time Blocking”. No matter who you are, or what you do, all your business decisions as well as your success will depend how good you are at these two factors. The most important commodity anyone has is ‘Time’, every day we have 24 hrs. and what we do with it will determine our level of achievement aka the level of success we achieve daily and ultimately in our business as well as in our lives. Inter...

FLY: F.L.Y. what does it mean to you?Well before I give you an answer to the abbreviation, allow me to share a few well-known Quotes. My philosophy is: it is none of my business what people say of me, what people think of me. Referrals: The lifeblood of any good Realtor, not just in Beverly Hills but anywhere! Period!Let me start out with saying that it is crucial in the long-term survival of any Realtor to receive and give referrals. If you are not getting any referrals you need to take a closer look at WHY NOT??I have been known as the Land Specialist in the greater Los Angeles area, hence I receive calls from other agents and it is for me to decided if I want to take the referral or not.(Loma Lada aka the farm SOLD Referral from  a Realtor in my office in Beverly Hills)-----------------------------I have been always of the mindset, that since I am a listing agent, it is my money that I must put out for marketing hence it is crucial that I do not squander my funds for properties that will not sell. The Winter Olympics Mentality of a Beverly Hills Realtor:  Endre Barath, Jr.(photo from 2014 Olympics )The Winter Olympics are almost over, those who watched had the opportunity to see world class athletes compete in the various winter sports on the biggest stage of their career. As we all concur, some of these athletes have been training since they were little children. We all know and accept the fact, that to be physically the best in any sport involves, a strong will to succeed. The goal to be the ‘Best’, comes with many choices, many decisions and many sacrifices. There has to emotional strength from the individual, what I call a stick with it attitude. There must be an emotional development and almost like a superhuman desire of achieving the desired goal i.e.: to be the best in the ...

Who is considering buying Luxury or Ultra Luxury Vacant Land in California? In my experience I have found that, often sellers want to know who their target market is buying their Vacant Land. This is not an easy question to answer. It depends on many variables. One of the primary indicators is, who is going to buy the land depends on where the land is located? If it is in a prime real estate area like Bel Air, Brentwood, Malibu and Beverly Hills the answer is relatively easy. This of course gets narrowed down by what type of views the land has, ocean views, city view or panoramic canyon views all make a difference as to who the buyer will be for the land. The secondary indicator or should I say the separator will be the price point! When land goes from $1.2 million to $100,000,000. This c...

So what came first? The chicken or the egg? On behalf of those who believe the chicken came first we wonder where did the chicken come from? There has been an ongoing debate not just on Active Rain, but all over the Internet, how many words do you need to write to get the benefit of Search Engine Optimization? There are two schools of thought one group believes in the 3000 words or more and then there is the other group that believes in 600 words or less.So where do you fit in? This is nothing new, but an old question almost like the one : what came first the chicken or the egg??? I prescribe to the group that believes that today’s readers attention span is short. Twitter’s success is living proof of the short attention span of the clear majority of the readers. I know I am going against...

Origin by Dan Brown a book reviewThere are a few authors who manage to keep us captivated and we keep turning the pages one after the other, you know those books where you want to know what happens next. Then again there are a fewer authors who go above and beyond that. They force us think, we cannot help ourselves and we try to second guess or guess what will happen next and who is behind the events.Clearly Dan Brown is one of these type of writers, I always enjoyed reading and trying to guess and figure out who the puppeteer is. In all fairness Dan Brown is the puppeteer and he always managed to surprise me at the end.If you have read “The Davinci Code” and you liked the book, then this one is up there. He kept me up late even on nights, when I should have gone to bed early, so I coul...

16 February 2018 4 February 2019 Earth Dog Just in case you are not familiar with this let me share a little bit of trivia:2018 is a Year of the Dog. In Chinese astrology, each year is related to a Chinese zodiac animal according to the 12-year cycle. 2018 is an Earth Dog Year.Years of the Dog include 1934, 1946, 1958, 1970, 1982, 1994, 2006, 2018, and 2030... The Dog occupies the eleventh position in the Chinese zodiac, after the Rooster, and before the Pig.According to the Chinese Zodiac, the Dog is a true companion, associated with loyalty, honesty, intelligence, and a strong sense of right and wrong, as opposed to the Rooster, which has a tendency to be demanding and a tad persnickety. "Dogs are known to be swift and passionate believers in their own personal philosophy," .....Now ...

Mardi Gras aka a Fat Tuesday: there are other names too…Well here we are less than an hour away from Mardi Gras. This event brings me back to my youth, when I was in College and wanted to go to Brazil to experience the “Real Mardi Gras” well instead I remained a nice “well behaved youth” finished school, got my degree and off I went to the US Army as an Officer….When I left the service, I had dreams again of wanting to go the Mardi Gras Celebrations in Brazil. Well that did not happen, instead I ended up dating a Brazilian Native😊!   Not sure if you are aware but in Brazil there is a mass invasion of tourists. The country has about 70 % of their visitors that come during Mardi Gras aka Carnival.Keep in mind even though I missed out going to the “Mecca of Carnival”, I managed to have a g...

This Post is written to be submitted for an Active Rain Challenge sponsored by our friend Jeff Dowler      who asked us to share  our   Marketing Winners, Losers, and the Future: So with that said! The Losers:Most savvy Realtors understand, unfortunately there are many opportunities for Realtors to be taken advantage of, via Marketing Silver Bullets by unscrupulous Scammers. I could write a book about them and it would bogle your mind, if you were not privy to some or all these scams. Then there are more subtle ways of taking Realtor’s money.Just to give you a background: I was marketing a very expensive large parcel of land in the coveted 90210 zip code. Hence, I had advertisements in numerous Luxury Publications. The demographics of the target readership consisted of high net worth ind...

What are the primary duties and responsibilities of a good Realtor? If you asked this question from many real estate practitioners, you will get a variety of answers. My take is a Great Realtor is, someone who can answer this by being a “Trusted Advisor to his or her clients”. Now this is not just a statement, this must be backed up by their actions.I could write a book about this question, but then most people would not even try to read the answer. Hence, I am just going to answer it in bullet point fashion.            It does not matter if they represent buyers or sellers, they must have their best interest in mind.           The Realtors must have a one hundred per cent fiduciary responsibility to their clients.           They must be a detail oriented and keep up with all the current...
