Increased 203k Loan Limits for 2021Today, the Federal Housing Administration (FHA) published Mortgagee Letter 2020-41, 2021 Nationwide Forward Mortgage Limits, which provides the maximum mortgage limits for FHA-insured Title II forward mortgages. These new loan limits are effective for case numbers assigned on or after January 1, 2021, through December 31, 2021. Read today’s Press Release. This year, the Federal Housing Finance Agency (FHFA) increased annual loan limits by 7.42 percent for Calendar Year (CY) 2021 based on changes to the national median home prices. Besides providing feng shui consultations and workshop in California, I also make sure I have time for adventure! Yesterday my fiance and I took time out after work to hike and climb the Vasquez Rocks; a Natural Area 932-acre park located in the Sierra Pelona Mountains, in northern Los Angeles County, California. It is located in the town of Agua Dulce between the suburbs of Santa Clarita and Palmdale. If you have never been, its a great place to check out. They have a small museum and picnic areas you could enjoy breakfast, lunch, or a light dinner. This area has also been noted to used in many hit movies, television shows and commercials.

The contractor's bid must match the consultant's bid!NO IT DOESN'T ! SO THERE.Do you want to know why it takes some lenders 45-60 days to close a FHA 203k loan and others 5-6 months yet some are consistently under 30 days? They all ready the same guideline but interpret it differently.1) For years I have heard, even from HUD employees, that you can only have 5 draws maximum. When I ask them to show me in the guideline where it says that, they refer to the last half of a sentence they have managed to remember which says ... no more than five draws are allowed. Well that is just dandy, taken out of context it seems reasonable to believe it... however there is one little issue, you don't start reading in the middle of a sentence and the entire sentences (from memory) is something like this...

All of my brand new appliances were stolen from my new house.What can I do? Pretty cut and dry actually.This is a police matter possibly. Lets find out more. If it was stolen it becomes a police issue, be sure to file a police report. Then an insurance issue. But who's insurance issue is it? When your contractor does an FHA 203k project they are supposed to have "Builder's Risk" insurance to cover this kind of problem. Can I use the contingency to replace them? These are the common question to a not so common occurrence. Thank goodness.  NO, you can't use the contingency to replace the stolen merchandise, you just can't it is an insurance issue. FHA 203k - HUD is getting back to strict adherence to the guideline This may be good or bad for you and your client. It is impacting one client that I'm aware of right now on a commercial building that he wants to turn into a residential use or mixed use building.  The guideline has always been very clear on the building must be a residential or mixed use building with a certificate of occupancy dated at least twelve months prior. Yet for years that rule was relaxed substantially to allow any building with a certificate of occupancy to be turned into a 1-4 unit building or a mixed use building under the existing guidelines for those type properties. Can the owner supply materials for the contractor to install on a 203kNot really, in the case of the owner providing a washer and dryer and the contractor installing the plumbing hook up that isn't an issue but the washer and dryer don't affect the value of the property anyhow so it just wouldn't be mentioned in the scope of work at all.One home owner we know wants to provide all of the materials to keep his loan amount down. The way to do that is to increase the down payment to cover those items but he is also trying to keep from paying a contractor markup on those items he was willing to go pick up and deliver to the site for the contractor. This shouldn't be done. This afternoon I had to go to Newhall to take photos of a home to do a BPO  . I decided to take my family and though this would be a great day for a family outing in Santa Clarita.  Before I left I was busy doing stuff around the house, and to be honest did not have the TV on.We jumped in the car and decided to stop at Denny's for lunch.
