There is a lot of jargon that comes with purchasing a home. Even though this could be confusing, purchasing a home is also a significant decision. Therefore, it is critical for everyone to understand exactly what they are signing before they scribbled their name on the dotted line. In some cases, a co-borrower or a co-signer (also called a non-occupying co-borrower) could be needed to strengthen the application. What is the difference between these two terms? What Is A Co-Borrower?First, a co-borrower is simply a co-owner. Both names are on the title of the home. The co-borrower also shares the responsibility of the debt. This arrangement is usually used when two people are purchasing a home together. Usually, the primary borrower is going to be the person with the higher credit score. ...

There are potential buyers who want to purchase a home.  Questioning them, I find they have good credit and a good income, so what is missing?  They have no extra funds saved, no substantial down payment, for a rainy day.Let's talk about savings and my suggestion.Start a 'house account.'  Set up a bank account, and name it something that will be encouraging, like "Our Own Home," 'The No-More Renting Fund.'  or  ' Landlord Freedom.''There is one main rule.  This account only goes one-way deposit!  Never touch this money other than for your future home.  What goes into this account stays in!  Here are a few suggestions to get started. When you are online or out shopping and ready to buy, ask if you need it.  Is it a necessity?  If not, deposit the amount you would have spent in your "no mo...

As a pet owner, you’re probably just as excited to see how your pet loves the new house as you are yourself. It’s fun to watch as your pets explore the new digs. But moving can be stressful for pets. Here are some tips for making the move as stress-free as you can for your furry loved ones!Acclimate Your Pets To A Pet CarrierIf you travel infrequently, your pets may not be used to being inside the confined space of a pet carrier. Help them get used to it by placing it on the floor near where they sleep. Put some of their favorite toys or blankets inside and encourage them to spend time in there. Once inside, bring Fido or kitty for a short ride in the family car; just once or twice around the block is plenty. Do this a couple of times a week and always reward them afterward with a treat...

I had a call, yesterday, from an agent who asked to have his client view my new listing.  We set an appointment for Sunday.Today, I had a call from the very same agent ... he asked if I would be willing to show the property to his clients ... and he would not attend.  While I currently am accompanying my showings on that property, I still wanted to know the "why" about it.He sheepishly told me that he'd had a... well, kind of a ... mild heart attack.  He went on to explain that he'd awakened this morning, with a little heartburn that just wouldn't go away.  He made his way to urgent care, and they immediately called his wife and sent him off to the ER. They hooked him up to the Real Estate Agent monitor and he was having a heart attack whilst hooked up to the monitor.  They explained th...

Why Experts Say the Housing Market Won’t Crash  Some Highlights Many people remember the housing crash in 2008, but experts say today’s market is fundamentally different in many ways. First, there isn’t an oversupply of homes for sale today. Plus, lending standards are much tighter, and homeowners have record levels of equity. That means signs say there won’t be a wave of foreclosures like the last time. If you have questions about the housing market, let’s connect.

Sandpoint Realty 'Friday Flag' this week throws in a little extra good ole USA I believe. Everyday driving to the Sandpoint Realty Office I am greeted with this scene.  While the home shows some need of paint everything is kept immaculate and the chrome details on the motorcycle add the finishing touches to a special yard that proudly displays the USA Flag.   Thank you Sandpoint resident for keeping it tight and right while flying our Stars and Stripes.  Very nice indeed. 'Experience the Difference' in working with a full time Professional Sandpoint Realty REALTOR®.  Your wants and needs will always be my priorities.   Mark Don McInnesBroker - REALTOR®208 255-6227SandpointNorthIdaho.com - North Idaho Home & Land Searches Sandpoint Realty LLC1205 Highway 2Sandpoint, Idaho 83864

Carlsbad Art Wall July 2022 The 3rd mural of 2022 for the Carlsbad art wall, now the 8th year, was painted in mid-July by artist Matthew Perdoni, and it’s great fun. It took me a while to get by and take a photo but finally managed it. The sun was casting interesting shadows from a nearby palm tree of this whimsical mural capturing Carlsbad beach life. The Carlsbad Art Wall was founded by well-known Carlsbad artist, Bryan Snyder, in 2015, in cooperation with the owner of Senor Grubby’s Mexican Restaurant in Carlsbad Village. Bryan also founded the Carlsbad Alley Art Wall.  The Carlsbad Art Wall offers residents and visitors the opportunity to enjoy temporary public art by local, regional, and sometimes international, artists. The public also has the chance to watch the artists at work o...

You probably know there are many reasons for low response rates, both from your website and from your mailings. Many of them can be overcome. Reasons for low response rates include: Poor writing / bad grammar: If your web pages or letters seem garbled or confusing, people won’t read, let alone respond. Making your marketing all about you, rather than about your potential clients. Lack of interesting content on your website. Forgetting to add your location to your website. Sending just one prospecting letter. (To see why more are necessary, click here.) Mailing to the wrong list. Examples of reasons for low response rates found in my in-box recently. The first line of the first example contains an error I see fairly often, and it’s one to studiously avoid.“As a leading homebuilder, I’d l...
