It's been around since the 1970's here in CA and very common in San Diego, CA. It does add value when the equipment is owned or the lease is a minor payment compared to the documented usage savings. I find showing the before and after December & July bills make a huge impact on it being a plus!

I am not sure we are seeing an increase in the number of solar panels in my area of Florida? They make sense to me but like most things, they are slow in gaining momentum because of cost.
I don't see them adding value. I agree with the appraiser. Zero value.
I put them into the same catagory as a pool. If a buyer wants one, it is there.

In our Southern California market it does add value, because in those areas that rely on AC during the summer, it is an asset that lowers monthly bills. When we lived in Napa (Northern Cal), we rain the two AC downstairs and upstairs and not simultaneously, our bills were over $600.00 a month. Many of the wineries in Napa County have solar, and they resell their extra power to the Electric Company...

It depends. It's better if the panels are owned and not leased. Couldn't give you a number it's more of a perceived benefit to some. I believe there is a law now in CA effective 2020 that new homes must have solar panels.

In my experience leased ones tend to detract from the value. Owned ones are a wash. Solar is not a "nice to have" or "must have" feature yet. It's still more of an "eh" feature. Especailly since most installs are just f'in hideous!

I just had an arguement about this recently. In my area zero. In fact, it's normally a big curfluffle about damage to the roof, etc. I just DO NOT see an increase inspite of all the press on it.
I drive around now looking & I can't find any! People keep saying they are the greatest but why won't consumers give it a go? I'm going to say the 30K price & how long it takes to recoup that. If you stay there for life it's a good idea I suppose.

Thank you all for the answers. I wrote a little about it in my blog and will write another soon. I went to get a listing on a 5 year old home He spent $60,000 on panels and thinks the home should be worth $60,000 more than the market value to account for the panels. I let him know about appraisers and if the buyer is getting a mortgage, the appraiser oftens adds $o. If he over prices, the home may not sell. I did not get the listing as he needs to ponder this he said.

We just sold a house that was built 10 years ago...equipped with solar. The owner's electric bill for a year is less than my bill for the month of December. If you do not think that adds value, there is nothing I can say to help you.
Of course, not all solar installations are equal:
owned or leased or simply buying the electricity from the solar company...each situation must be evaluated.
