No one wants to get involved with a 'time-hole.' These are the most costly of mistakes. Since you already own qualified 'investor' property, this issue becomes less important and 'poaching' becomes the other problem.
Don't go chasing mentors without real business to pursue. You already know how to create revenue from vacant lots, parking lots. So, you know it's all about the numbers, when acquiring or investing.
In my opinion the first step is to identify an opportunity, then find your mentor in that market place. The local HEADLINE news is full of those opportunities. For example, when protesters show up on the plaza of the office building that spells opportunity. That may mean developing current holdings, finding existing conforming property or collaboration with like-kind organization's. It is when you have perceived business that is definable, that the search for a Mentor who will NOT SEE A TIME-HOLE pays real dividends.
Concurrent to this, joiining the organziations and taking the courses are never a bad idea.

I agree with Richie Alan Naggar that finding a “potential” mentor is not that hard. The question is why they would want to mentor you so that you can be their competition?
There are ways that you may be able to be of value to someone who could be an excellent mentor but you need to give that serious thought.
As far as finding an investor mentor:
# 1 Talk to the local bank loan officers. Most likely they will take your name and pass it along to their good investor customers. They’re not going to give you their customers’ names.
Don’t ask to speak to the president of the bank.
You want to talk to a VP, Sr. VP or Executive VP of the bank.
BTW, when I say bank I’m including savings banks, credit unions, etc.
# 2 Talk to mortgage lenders who are active in investor lending.
# 3 Analyze the deed records. If the buyer/owner is an LLC or corporation you can find out who the principal is.
# 4 You can also see where the tax bill is sent for non-owner occupied properties.
# 5 Review the permit records. Investors often improve the properties they buy and there will be a permit trail.
Last but not least. Do you require a local mentor or could it be someone outside your market?
If market information is available, including RPR, you may find someone outside the market will able and willing to be of far more help than a local mentor.

That depends on the type of investing you're looking at. Buy & hold is different from fix & flip. Single family is different than multi family. Commerical and industrial are both different animals from each other, let alone residential.
