there's NO marketing plan.... I call it a "Gentle Kill".... I wrote a post about how to initiate and follow through with that "kill"....and it always worked for me.... of course, it was a time consuming effort and I'm NOT INTO WASTING TIME TO CLOSE ONE LISTING WHEN I COULD SECURE MANY IN THAT SAME PERIOD OF TIME.... TIME IS MONEY....

The problme with FSBO is they will shun you until they are ready, they need to fail forst, so the key is to be there at that time without having angered them any time by before by reaching out too much.

We do have a plan, dont work it as often as we should, but basically a phone script, a meeting with another script, some sign right away, some take a bit, some sell without us. As the shift continues and fsbos stay on the market longer I suspect our signup rate will increase.

I have bought several FSBO's if they are not going to list or pay a commission and the property is priced right in the market I have found that my Buyer has been willing to pay me the commission since I found the home and did the research. Saying that you have to have control with your Buyer. Many times the FSBO has come back to list with me since I showed interest in the home.

No real plan, they each have their own attitude towards agents, and they think they can do what an agent does. Some fsbo's actually can handle their own sales if they have the time available to devote to the process.

I offer FSBO's choices. The real estate industry compensation model has been binary. FSBO or full-service commission has been the choice. It is changing. Henry Ford said you can have a Model T in any color you want as long as it is black. The real estate commission model has been black only for too many years. Give the FSBO choices, which allows them to choose the service level they want. Yes, there are agents who only provide full service. They are the high-end, full course, EXPENSIVE, restaurant. In their world, the only other option is to cook your meals at home (FSBO). Consumers want choice, whether it is car colors, how they eat out or how their real estate needs are met. Give the FSBO's choices. They will choose you to help them and they appreciate it.

I generally call and ask if I can show it to clients and if they are cooperating with agents and typically they are. When we arrive at the house I take a photo of the front and use that photo as a "watermark" on my follow-up thank you letter. Sometimes I will take a branding item to leave at the home as a thank you too so when other agents stop in they see it and know I was already there and I made some excellent "points" with the seller! It is critical to be professional and never pushy!
