Move on it NOW, take your best shot outta the gate. It is always interesting when agents call and whine because the property is already UC and they were going to see it 'in a few more days'. Well dude, can't put the toothpaste back in the tube, but we cheerfully accept backups! If the buyer can't get there that fast, agent should view themself, then have buyer write and view during inspection period. The North Remembers 2005! LOL!

Hi Anna --- regardless of market conditions, there are examples of this occuring. Now and always.
We are still seeing 20 to 30 offers on some properties but also seeing price reductions very quickly after a property initially comes on the market with an optimistic seller/listing agent.
So many factors come into play: price range, neighborhoods and more. Good luck -- it's always nice to have listings and be in control.

Now, the upper-end price ranges are not going nearly as quickly but, I was in a bidding war last Sunday on an $800K home. You just never know so, you definitely don't delay a minute, showing your buyers when something hits the market!

We try and tell buyers that this is not a waiting game now. I called a buyer yesterday morning as soon as a new condo was listed, and wanted to show it to her immediately. She said she's not a morning person, and by 11:00 a.m. there was an accepted offer and 4 backup ones!

Yes. Homes don't last long at all. Some agents keep the home on the market for a specified period of time and set an offer deadline. Poof! The listing is gone.

Morning Anna. I took on a new buyer-client as referral from a past client. with all the praises a past client could give you. Young man (with parents in tow....), first time home buyer, in the first-tier of the market in Tempe & Chandler. Which I didn't do anymore, until last week. (it was hard to say no wheh you were 'personally' recommended, or refer it to a more junior person, if you know what I mean...)
I'm literally chasing the market and properties daily. I've never worked so hard, and the transaction becomes less profitable by the day. Some properties get mls listed 'pending' from a pre-mls sign, and no mls listing in pre-mls mode. A good time to be a listing agent indeed.
Then I get into properties where by the end of the day, multiple offers were submitted.
That's how HOT it is from my current activities.

On the other hand, we have priced-right really nice million dollar listings in Scottsdale sitting there with no showings.

Depends on the property. If it is a fixer and priced accordingly, the interest is smashing. For the nicely done houses priced at market value, it takes on average 30 days to get it into the escrow.
