Tell your family, your friends, the neighbors, your acquaintances, the cable guy, your auto mechanic, your mailman, your doctor, the cashier at the grocery store, the waitress at your favorite restaurant... tell every person that you meet.
Offer them something of value - for example, tell them to call you any time they have a question about local real estate. Then ask if they are thinking of buying or selling a house. Do they know anyone else who is thinking of buying or selling a house? Be sure to give them a business card!

Use conversation starters. Let people know what you do. I was looking for carpenters, roofers, someone to set a new front door, etc and realized there aren't that many around. Or are there? I searched and found people to do the work i needed done, but I also found out that there are others that live nearby that do what I needed, but none of them ever let me know what they do for a living, and none of them advertise. I suppose they rely on friends and family and referrals to get jobs? The last thing you want to hear is " Oh darn, I just listed my house with X. I didn't know you were a real estate agent"

Your brokerage CB advertises they have EXTENSIVE training programs to help their new agents. Your question suggests you see through the smoke.
What I suggest you do is take a step back.
As a real estate agent, you are the owner of your own small business. I am aware CB and Redfin have business models that render agents to 'employee' status. This encumbrance is yours to overcome.
But start with:
1. Your business plan
A business plan means you have assessed your current cash and funds on hand, determined the minimal income needed to break even, and a projected income goal for end of 12 months. This number will prove crucial in selecting the right broker.
2. Identify your market.
Becoming a real estate agent is very much like becoming a store owner.
- As such you must decide if you are selling cucumbers or sneakers.
- Then you must know where your stock comes from and what it will cost.
- Who will buy your product and for what price.
- Where do these customers live and
- How will you reach them.
- How much must be sold to stay in business.
- Avitar of 'ideal' customer
Only when you have identified your 'ideal' client can you construct and effective message to which they will respond.
Your business plan should have a vision that could look like: "Norlyn Figueroa real estate business focuses on the ANYTOWN/STATE in the communities of Chevy Chase, Overbridge, Tawnyville and Golfside Estates. Single family homeowners of more that 5 years ownership with a value between $300,000 and $850,000. Services offered will be assistance in selling and purchasing SFH, property management and investment opportunities. Unique Value Position will include menu services, CIS Score valuation model and direct purchase from unintended property owners.
Now, with an income goal and subject customer base, the small business owner can determine how many transactions must close to reach their goal. It is incumbent on the small business not to not select a store (BROKER) whose historic record is existing agents average LESS than this level. Very often, high split companies mean you must close 30% more transactions to reach your goal. This is an impediment you over come of fix. Do not consider ANY broker office averaging less that 10 annual transactions per licensed agent in the office.
Finally, now that your business is defined, your market is identified, you can create a lead generation system that can resonate with THIS audience.
So what is on them mind of those who live in the community and houses you describe? One of the cool things about SOCIAL MEDIA is so many blab about what's on their mind. Use this to your advantage.
You message to those seeking shelter will be completely different than the one who is moving up.
The more personal the message the greater will be the responses.
Now, the last step is to determine what you have the most of, time or money?
Money means spending dollars for passive, inbound, Internet and direct response marketing.
Time means you ACTUALLY have to MEET these homeowners. Put yourself in the path offering something that is important to them. One thing they ALL have in common is INSURANCE. Questions you can ask is, "Do you know exactly what will happen if your file a claim with your existing insurer? Will rates go up? Can you change carriers? Should you hire an attorney?
No one really knows the answer, but what conversation could you have is you knew you could provide them the resource?
All you need is one thing.
