We use by appointment only.  OH are not popular in my market and the very high majority of my Sellers stipulate during the listing appointment that they will not permit them.

This depends on the type of home. Most higher priced properties should be viewed by appointment only.  This will eliminate people who are just looking at expensive homes. I think open houses are great for lower priced properties - and may lead to buyer leads.

multiple buyers can go through.... bidding wars happen.... more listings come from it....

1) I think it is less distracting & they can focus on privacy or their needs.

Was at an OH yesterday & we had 20 people in the house at one point & if it wasn't vacant I would have been concerned.

Open houses are great venues for for getting feedback about about the property, amenities, neighborhood, costs and pricing. I ask specific questions! Also, they are great places for prospecting.

Appointments seem to work well with buyers who want their agent's undivided attention, don't want to feel rushed, desire to peel the onion and want to feel special. Appointments are virtually a must with upper-priced buyers.

It's a great question.

On the property.  On the seller.  On the market.

Another answer:  why not both?

I prefer to have the first "showings" of a new listing occur at an open house event or a broker's open.  It can build up buyer excitement.  Often in our current market it can mean people line up in advance of the first showing.  

Each market is different and there is not necessarily a one size fits all strategy.  I share my thoughts with the seller and they typically follow my suggestion when it comes to marketing.  We're a team but I'm the marketing leader.

Depends on if it is SUNDAY or Tuesday.

Depends on if the agents has sufficent fabric to host a purposed open house.  The purposed open house of most agents is to 'spend time' and on that realization, your question has validity.

I will receive 1,000 times more benefit from a purposed open house.

I trust you understand that ALL SHOWING of my listings are by appointment only. Therefore the question is "What should I do with Sunday?"
