"A broker" will not be able to clean up the real estate business.  They can only operate their own business in alignment with their philosophy for doing business.  There is too much money involved, on too many levels.  We can, however, educate those wearing rose colored glasses, wishing to get a piece of the lucrative real estate pie have some clue of what they are getting into.

Mandate that rebate from commission to buyers is illegal.

Mandate realtors need to have more schooling and harder to pass. The amount of schooling should have college level courses and a degree and ability to write is clearly defined.

Those who crossed the line is  the license is revoked for life. No restricted license or change name to apply another one under a psedo-name.

We had a Broker in our market who attempted to change the thought of selling co-op commission; tried to market that the buyers needed to pay their own agent themselves.  This did not work for him.

Get a law license and advertise for buyers and sellers who got screwed in a real estate transaction...get it on the front page of every publication and news media.

The biggest problem with our dirty industry is that everyone in it protects the dirtbags, instead of exposing them.

They claim it is too much trouble to complain or they would rather close their eyes to the crimes and keep the agents that need to be kicked out the door.

Sounds like a David v. Goliath struggle.  Changing the nation-wide landscape from their office... not unless that Broker is Gary Keller, or who ever owns Re/Max, Coldwell Banker, BHHS, etc.  Short of that, they would need to get elected to an NAR leadership position, get buy-in from their peers and then force it on the states and local associations and HOPE AND PRAY that realtors give a crap and obey.

The way you worded the question is somewhat ambigous.  They're wanting to clean up the industry or their office?

The first is a monumental task that no one single person can accomplish.  The other is completely different.  I'd start with measuring performance and see where the indicators point.

I dont think a broker can change the industry while running a brokerage. They can shape their brokerage to run they way they want. My wishes to change the industry are to make rebates to buyers and sellers illegal. Brokers can simply charge less if they want. I would also eliminate the idx sharing of listings to 3rd party sites without signed agreement by the listing broker. I have had enough with sites taking my listings, attracting buyers and offering to sell my buyers back to me

Get involved with your state reps.  Go to their meetings.  Become a commissioner in your state.  Those that make the laws in your state are who you probably need to get closest too in order to exact change on any large scale.  Get on a local associations ethics comittee.  Hire and train your people the way you'd like to see the industry run.
