I would put $40,000 into my office building and use 10k for a well needed vacation and re-fresher.

I would do some serious revamping of my internet presence.

I think I'd buy a rental condo near the University of Maryland.

Buy an investment property

I would invest it in a flip, then use the profits to hire another assistant.  By then it will be spring and I'll need another one!

That would either go towards hiring another dynamic assistant who could free up my time for CEO focused time blocks or ear marked for client appreciation events for & breaking bread with my A+, A & select B clients.

I would use private monies to purchase a home and flip it.

that's not too great of an investment today, but I think I would call Nestor & Katerina Gasset (Katerina) and get some guidance on how best to invest it with online marketing....

I'd ask how she and her staff could assist me in using and creating sites .... I'd free myself up of much of the online marketing that I do now and I'd go out and network with builders/developers....

I'd use that $50k wisely to buy myself the time to maximize that money by affording me the time to focus on a new job description....  the result would be to establish that newly created total marketing program permanently....

Probably ust it to buy more rehab properties instead of my business!

Oh my, if I had $50,000 to invest I would not put it into my business (all is going fine there) I would buy another rental house.

What ever I decided to do would take more thought than just an answer here.

I'm pick up an ad in the local newspaper for a year and hire a buyer's agent.

Put it in SEPIRA.  I think if I buy $4K monthly internet leads it will have a devastating result that I need to work longer.

I would invest it IN real estate!  That's where the retirement money is.  

I would look for investment that would give me residual income. Not sure that 50k could be invested in Real Estate near me and I am not sure I want to manage any more . Sometimes in real estate what appears to be a good investment tends to take more money than just 50 k

Buy another rental!

Some would be marketing and some put away for a slower time of business.
