I agree with Ryan Huggins - Thousand Oaks, CA .  In our commercial practice it was not unusual to double end.. We were dealing with business people who had accountants, attorneys, etc at their beck and call.  The last thing they needed is another agent yacking at them.  There have been several times when the cooperating agent was sent out the room by the owners attorneys, because of stupid comments.  The majority of agents that we have worked with nationwide, in Mexico, Costa Rica, and Canada are very honest, and are always happy to cooperate.  I have not doubt having met and spent time with Ryan  that he too does his very best to make a deal happen.  A

I double end the majority of my sales and why wouldn't I?  I know the property better than a BA and I know and follow all of our many rules for Multiple Representation.

I am not one who supports dual agency. It's like sleeping in bed with your wife and mistress and I'm no sure that's a good ideas . I believe in real estate is best as a arm length transaction and think the role of an agent provides this service.

Marketing is to reach buyers and potential sellers, but you don't have to double end a deal to reap the reward.  Most buyers don't buy the homes they attend at open houses...and really, who wants only one buyer per listing?

I market for buyers and would never double end a deal.

Glad my late night ramblings could inspire a question and discussion.

My thought process on this is "Who are you marketing to and why?"

Marketing to agents (not counting putting the listing in the MLS): Here are my thoughts - How do we market to agents?  I have only seen the spam emails we all get that generate the "I'm doing my job, if your listing met my buyer's criteria I'd have found it" comments here and the "if you feed or bribe them, they will come" broker's opens.  Agents are not VIEWING single property websites, your blog roll, zillow, realtor, redfin, etc. to find homes to show their clients.  So who do you do those for?

 

So why do we write blogs about our listings?  Why do we (those of us that do) post them to Zillow/Realtor.com?  Why do we buy websites, 3d tours, video equipment and drones to showcase the listing?  It's to market to the public.  Now assuming your state and brokerage allows the double dipping, why would you spend time, money and serious effort to pull in a buyer, only to purposefully pass them off to someone else?  That would be like McDonalds spending millions on a superbowl ad and then putting up signs at their stores saying "Go to Carl's Jr."  Yes, some of point of this marketing (like open houses) are to pull in new clients.  I've seen several listings come to my company over the years because of the online presentation, print marketing or even the AMOUNT OF DIRECTIONAL SIGNS FOR AN OPEN HOUSE!!  Heck, I double ended a deal because the client saw that I double ended other deals on my website!  There is always a primary focus and a secondary one (usually passive). 

 

To me, the primary point of me advertising a house is to find a buyer.  I receive quite a few calls from potential buyers wanting to know about my listings and wanting to schedule viewings.  I'm seeing the majority doing their own research online and going direct.  I've also found that (shockingly) not all buyers agents are working in their client's best interests!  When a client comes to you and says "my agent is a bafoon, I want to see and buy the house through you" why would you turn that away?

We advertise to attract both buyers and sellers (different campaigns, of course), and dual agency is illegal here. I don't see the connection.

I will say this...Decades ago, Real Estate was between agents, buyers and sellers with lenders, title and termite playing a part. Today, everyone wants into this trillion dollar industry. All I see is my part and the results.

But, today, the customer is driving his or her own search and requesting to see the properties from the agent, so those with best looking pictures/prices/marketing tend to get the most showings.

I don't personally do dual agency, even though it is permitted in NC and SC. I advertise to expose my clients' homes to the broadest variety of possible buyers.

I do 60% dual and I have not had an issue...I have had sellers state taht whey would not do a deal where another agent is involved.
