What happens is usually not much.  

For evey 100 infractions, maybe 1 complaint...and then they get a slap on the wrist and a fine...not any big deal

     Failure to present an offer, so that the Listing Agent could get "both sides".  The Seller found out when a disappointed Buyer called the Seller directly to find out why his offer was not countered.

     The Listing Agent was reported to the Real Estate Commission, reported to the Ethics Committee of the Board, terminated by his employing Broker.  There may have been a civil suit.

There are many agents that put their own self interest above that of the client. Sometimes they get caught and sometimes not.

It can be something small like the agent saying "Bring all offers" on the MLS. It is implied that the seller is getting pretty desperate and I think this undermines the fiduciary role we have with our seller. Don't think these phrases are "fined" but I think they should be.

A recent one that comes to mind was when an agent tried pushing our mutual buyers into a home that wasn't right for them (repairs beyond what they coudl reasonably handle).  Agent pushed too hard, and the "buyers" eventually rented instead.  Agent lost the deal, and when they do buy, they won't be using her.
