Sellers are often in need of closing the deal sooner rather than later.   As a result the longer it takes, the greater their level of frustration with ANY delays.

I guess that depends on the market. I have one closing this month representing buyers with a 30 day close and home was on market less than 2 weeks when we made the offer. So all-in-all it'll be about 45 days from list to close. And I've done a number of these in under two months recently.

 Yes.  I explain at the outset, that even if we get an offer on the first day, you may be looking at 45 to 60 days before it closes.  Contingency periods, inspections, time for mortgage origination.

Our market is a bit different.  If the property is priced right (big IF) then it sells quickly and about 25% of our market is cash so from listing date to sale and close date is within 30 days or less. We have alot of properties that never make it to the MLS before they are sold.

In CT, I would not take a listing for less than six months and 1 year is preferred. Sellers are given the local stats and should be aware of reality.

Depends on the market. 2 months is a long time for most of our market. 30-45 days I'm closing most of them, I did a couple earlier this year in less than 2 weeks. I did a 5 day escrow in February 2016.

The seller and I study comps during the initial listing appointment and throughout the sales period. Comps include sales prices, how long it took to get a conract and how long it took to close the sale. It's not that complicated in my area, as all those numbers are available in MLS.

Secondly, there are MY stats. I used to be able to say my deals don't run late with my preferred lenders. Today, however, too much is out of the LO control to quote on time delivery of loans, so I say the exact opposite. It is highly likely to run late. Not just a day, but up to a few days or even a week or two. This, sadly, has been "the new normal." It helps to remind them the likelihood so when it happens (in the end) they don't go into shock. We revert back to, "Remember when I told you nothing runs on time?" Then it's easier to handle.

I just wish (some) sellers would get the crust out of their ears :)

Thankfully most sellers do understand and manage their stress well.

I manage their expectations. I explain upfront to sellers that highest offer is not always best offer. I explain typical time lines and all the variables that can cause deviations.

I just had a seller that needed a fast contract and closing since they were bidding on a new home in a new location. It closed last Friday. I showed property less than 2 weeks ago to a very aggressive cash buyer, willing to sign contract and close immediately. Seller accepted offer over higher offers (even other cash offers) that were not willing, ready and able to close immediately since they were not as prepared.

They ask, "47 days! When should we start packing?"

"By what I am able to see, you should have started in January."

What is distressing to seller is knowing that the deal can fall apart at any time here in Florida resulting is significant cost to buyer and seller.

Most sellers do not mind wait awhile months except when the market price goes up they want even more.

Greed, greed and greed is all on people's agenda.

Sellers do not care they use one agent, two, or third agent so far they have the mentality of price fixing in their head......

We are seeing closings back in the 4 -6 week range. High transaction loads are a bigger slow down than TRID.
