That sounds more like an interrogation. If I am working as buyers agent absolutely I will give them all the information. If it is just a prospect I will explain that by being their agent I can give them everything they need to know and work for them. Then they have ot make a decision.

If they want all this information a meeting is required and a relationship entered into with a commitment to use me as their agent.

John Mosier - my first question to a buyer on my listing is - are they working with any agent or not. If they are working with another agent, I an off the hook!
If not, let's meet - discuss how I can help them buy the home. Are they pre-approved or not.
And then comes the answers to such questions....

I don't know the questions to some of them however I know how to get them or where to refer them to for the answers they are seeking.

I have properties like that. I will send an info packet via e-mail with FAQs and expert resources. What requires 'experts' I mark 'contact the expert' The Qs you have there would almost all require an 'expert' and they can make those inquiries for themself--or I will assist as their buyer agent during a transaction.
PS. Do you get 'em asking for city sewer and water on some of those bugout lots? Those Californians! HA

some of these questions are not ones we should be answering.

Some of these are easy to defer to the listing agent and can be researched beyond that during escrow due diligence.

Sometimes best to point them toward the sources of the answers rather than directly answering some of these.

John - I can see your predicament. It sounds like you guide most people to your website for many of the answers in your FAQ section. I think that is a good idea, and would probably weed out many who really are not that serious. After that, I would think that you should be asking them a few questions as well. If they are open and answer your questions, then you are building a relationship, and can answer some additional questions of theirs. Eventually you will reach a point where you know they are serious, and they will be trusting enough of you to probably sign an agency agreement.

The typical questions I get are around HOAs, what work was done, beds/baths/price and basic stuff. They don't always see the online site, sometimes they're right infront of the house calling from the sign.
I answer what I can. If I can't I advise them to contact someone more approrpriate. For example the shooting question, that I'd refer to a lawyer (cops don't always know).

Ask on! I'll do my best to answer any and all questions. A good answer sometimes is "I don't know"

Yes ... as long as I know that buyer is committed to working with me and not just milking me of my time and knowledge.

I tell them I can't transfer 3rd party information but I will send them in the direction where to look and provide phone numbers. AS soon as we give them incorrect information we become liable.

Sometimes you just have to be the source for the source and leave it at that!

Be the source for the source - not the source - unless you already know the answer (for certain) or it's within the scope of the license...

Good morning John. I will answer any questions that I am certain that I know, otherwise I let them know, I'll get them an answer if I can.

Some questions are better referred to other types of people such as lawyers, home inspectors, the municipality, etc.

We always try and do a Buyers Consultation Session BEFORE viewing homes with them !

Nop......Read the disclosures.....

I have had serious and joke "buyers". If they are for real I try and answer their questions.

Many times I say, "that's not a Tammy Question", but let me tell you who you will call to find out.

No, I wouldn't answer all of those questions. It stresses me just thinking about them.

A competent listing agent should have all those questions already pre-answered. Those are common sense questions for anybody looking for rural properties. I'd also be asking about native grasses, soil makeup, and how many animal units per acre will the land support.

Many of those questions I would not answer for fear of the liability. You have to be so careful these days, you would hate to possibly mis-lead or mis-represent.
2,234,971
I don't answer all the questions. I give the buyer the resource to get his/her own answer.
