(CA BRE) here in CA. YES I do, because my buyers cover the difference per contract and they know in advance they'll need to-therefore they will tend to ask me to skip over homes to avoid that fee or simply go for it because the fee is worth the house. (I do give buyers 30 days on any house, any fee above 2%, but day 31, I'm a 3% Realtor). In 17 years, this has never been an issue.

I'm liking these buyers contract ideas! I've only seen them for exclusive representation before out here. Interesting idea to add in the SOC fee!
Fun story, my broker had a listing that was passing on 0.5 less SOC than average (investor client). Another agent's client wanted to see it, but the agent said no AND THAT IT WAS BECAUSE OF THE SOC! The client came to the open house and almost bought it.
Funny thing is, she was under a buyer's contract but the agent refusing to show the house voided her contract!

Yes I work for the client and know it all balances out. I do not regularly look at the comp rate to decide what I will show as I am focused on customer service and satisfying that needs of my client. If I do a good job and make less this time I will make it up on having earned a client for life and getting future referrals.

I have my buyers sign a buyer agency that says the seller will pay me but if they don't the buyer must. I explain to them that by doing this I can ask for my usual commision in the contract because it adversely affects the buyer otherwise. We have a company who recently came to town who offers a flat fee so for a $500k house they might offer a $2,000 coop. They are not getting the houses sold quickly because many agents simply won't show their listings.
