It's not my responsibility, but I do this. It all depends. I try to get back about every two weeks.

Never - We are not property managers - that is made clear in the listing agreement.

I now only do Referrals but when I was doing listings, I would visit the house weekly or more often if I was in the neighborhood. I also made certain that I met several neighbors and gave them my card and number and explained the importance to the neighborhood of keeping an eye on the property to prevent vandalism and damage --- those hurt values and safety for everyone nearby.
It paid off several times because we were able to rapidly get a water leak repaired one time and sent the police another time when someone broke into a property.

After every showing or daily whichever is less.
Every two days if no showings.
When that line to the ice maker popped a leak, and I stopped it, the seller appreciated the difference. And THAT exact thing has happened more than 3 times!

I'm not a property manager. My Sellers appreciate the difference.

This is something we all should do Debbie Reynolds ....very few do, but we all should! You just never know what could happen from day to day.
Great question!

I put the house on the police departments vacant house list and they will check on it during their regular patrols. I don't want the home owners to think I will be checking on the house because if something goes wrong guess who will be asked "when was the last time you checked on the house and why didn't you see the leaking pipe etc.?"

I feel like I can commit to once a week or more often if I am showing but every couple of days is unreasonable to me and the seller needs another set of eyes too.

I have a situation like this right now. As often as needed, I want to sell this property and will do what it takes.

If it is close to me I will do it every few days....but otherwise we need to make better arrangements or compensation for time and gas

We drive ALL our listings every/every other week, or after a bad wind, which decimates our signs, just to make sure they are all intact. We recently had a water heater leak that soaked an entire house before finally running down the driveway into the street - FORTUNATELY a neighbor called us to get down there. We had literally seen it days before and all was fine. As for whether it's our job to do that . . . no, it's not really. But we service a resort/second home market with a lot of absentee owners, so we will go a little above/beyond. If they begin expecting 'free property management' we will suggest vendors in that line of work -- and if they continue, we will drop them as a client.

Debbie, it really depends on the property and the circumstances ... other than that the seller has moved out. Weekly is about my average to check on the property. Homes are not on the market long in my area ... so the reporting part is mostly related to the actual status of the transaction.

It's checked at least weekly and reported at least monthly unless there are problems.

If it is close, more often. If not, I usually recommend to the Seller to have a neighbor check often. I like to go by a few times a week, or at least once a week.

Debbie Reynolds we would agree mutually on that! I prefer NOT to get into the maintenance part of it, though have helped few sellers.
Specially, in New England, one needs to be on top of it.

Debbie,
It primarily depends on showing traffic. If it is showing and agents report no problems I might go by every two weeks. If it is not showing, once a week.

Debbie Reynolds I usually check on them once a week to make sure everything is in order. I once checked on a vacant listing where the sink backed up and there was about three inches of water throughout the whole suite. Good thing I did my weekly check.
