The General Counsel of our Board told me that an agent called him with a question of what to do with 67 offers on one condominium listing in Cambrige MA. How do you present 67 offers? You don't. You put all the offers into a spreadsheet and put all the criteria into sortable columns. In this instance, the reputation of the lender, the financial institution where the proof of funds came from and the professionalism of the buyer's agent all went into the mix. The list agent then narrowed it down to the top five offers (it really wasn't that difficult) and the seller met with each of the buyers and invited their agents to sit in. In the end, the highest offer was not the successful bidder. All offers were considered and there was no "highest and best" nonsense.
