Working with first time home buyers has been especially rewarding to me. I enjoy teaching them the process and helping them understand all aspects of home ownership from obtaining an accurate pre approval to providing them with an automated email listing cart for them to shop in. I research all properties they find interesting to make sure the offer they make is on a property that is priced properly, can be financed, meets their requested criteria and presents a realistic goal for them. I hope to guide them through the process to a smooth and successful closing within their time frame. Nothing pleases me more than a happy buyer or seller.
Helping a seller price their property accurately is extremely important in this maket. As a former real estate appraiser I feel the need to analyze a property's value based on the fact that an accurate price is something a bank relies on to determine whether or not a buyer's loan will be approved. When a seller puts a home on the market and its' price is supported by sold properties of similar utility, location, size, appeal, condition along with other factors then that property is more than twice as likely to be sold as a property that is overpriced. The challenge is to help a seller price a property so that it nets the seller the highest potential value while meeting the seller's timeframe for the sale. Implementing a number of different strategies for achieving this is critical and it is equally important to be creative in the approach taken to market properties in this global and high tech marketplace.
