It is 10:55 pm on Saturday night.   I showed houses first thing this morning, picked up my one and six year old granddaughters and let them race me around the house and yard until 6 pm when they went home.  Entertained friends until 5 minutes ago and I am just too darn tired to write a blog BUT i...

How do you get a Seller to price it right?   If you have a listing that you believe is over-priced but your Seller believes (tongue in cheek) it is under-priced there is a great solution that will make you both happy. Here is what I do:   Dear Seller, you have an awesome house but you are selling...

The Last Word In LonesoME is Me.  I found myself singing that old Eddie Arnold song, IN MY HEAD (for those of you who've heard me sing you appreciate the "in my head" part,) when I was left standing alone, at a house, waiting for for someone who didn't show up and didn't have the courtesy to call...

I was scheduled to show 5 houses yesterday and the weather was WET to say the least.   My client called and said "maybe we should reschedule for a better day." I told her there is no better day to go house hunting!   Why?  What better way to see how all that water is affecting your potential home...

How do you overcome the low appraisal issue?   If you have a listing that you believe is over-priced but your Seller believes it is (tongue in cheek) under-priced there is a great solution that will make you both happy. 2 more sales dead on low appraisals.   It used to be supply and demand set the price.   One listing had 3 showings and 3 offers that say "this house is worth the money!"   Sadly the appraiser does not agree by a whopping $9000.00 and another deal goes in the tank.    Where does it end?

I opened my mail, today, and there was a greeting card addressed to me.   Hmmmm?   It's not my birthday.   Not my anniversary.    Not any other special day that I could think of.    I opened the card.   It simply said, "Thinking of You."    It was a very pretty card with that simple sentiment on ...
