If you’re thinking about buying or selling a home, you probably want to know what’s happening with home prices, mortgage rates, housing supply, and more. That’s not an easy task, considering how sensationalized headlines are today. Jay Thompson, Real Estate Industry Consultant, explains: “Housing market headlines are everywhere. Many are quite sensational, ending with exclamation points or predicting impending doom for the industry. Clickbait, the sensationalizing of headlines and content, has been an issue since the dawn of the internet, and housing news is not immune to it.” Unfortunately, when information in the media isn’t clear, it can generate a lot of fear and uncertainty in the market. As Jason Lewis, Cofounder and Chief Data Officer at Parcl, says: “In the absence of trustwort...

While it’s exciting to start thinking about moving in and decorating after you’ve applied for your mortgage, there are some key things to keep in mind before you close. Here’s a list of things you may not realize you need to avoid after applying for your home loan. Don’t Deposit Large Sums of Cash Lenders need to source your money, and cash isn’t easily traceable. Before depositing cash into your accounts, discuss the proper way to document your transactions with your loan officer. Don’t Make Any Large Purchases It’s not just home-related purchases that could disqualify you from your loan. Any large purchases can be red flags for lenders. People with new debt have higher debt-to-income ratios (how much debt you have compared to your monthly income). Since higher ratios make for riskier ...

What are the biggest changes in real estate search engine optimization for 2023?The only thing consistent in the SEO world is change and we have seen some major changes in the last 12 months. Google published ten "named" algorithm updates in 2022 (which are very significant and can take months to roll out fully) and hundreds of smaller updates throughout 2022 -- all of which had an impact on search rankings in some way. Many websites saw their traffic get devastated by the Helpful Content & Link Spam update which just finished rolling out on January 12th of 2023. Even websites under the control of professional digital marketing agencies have gotten hit as it can be tempting to exploit a current weakness in the algorithm to increase rankings, only to get slammed by Google when they "catch...

The question was asked today, and a very good question at that, because it's a focused and purposeful result-seeking question many should consider in their own businesses when deciding to work in a niche-market.Candice A. Donofrio Thank you for allowing me to use your question here. Candice asked: "If you were an agent wanting to go into a different, specialized area of practice, how would you attract seller clients?"     For example, you've been in general real estate for a while and you really want to attract builders and developers. How do you present yourself as the one to go with over the more established agents in that area? Or, from residential to commercial . . . cracking into a market that has coverage, but you want to rise to top of mind of your target demo.OR any shift in 'sp...

If buying or selling a home is part of your dreams for 2023, you need to understand today’s housing market, define your goals, and work with industry experts to bring your homeownership vision for the new year into focus. In the last year, high inflation greatly impacted the economy, the housing market, and your wallet. That’s why it’s critical to have a clear understanding of the market today and what you want out of it when you buy or sell a home. Danielle Hale, Chief Economist at realtor.com, explains: “The key to making a good decision in this challenging housing market is to be laser focused on what you need now and in the years ahead, so that you can stay in your home long enough that buying is a sound financial decision.” Here are a few questions you can start thinking through as...

https://flic.kr/p/MexLRS We are Beating the Bank’s Rates….And it is NOT EVEN CLOSE….. A Dentist client got referred to me, he was being given a 6.7% rate on a 5 year fixed with a 25 year amortization to buy a building for his practice. He banked with this bank for years. I got him 5.8% for the same deal and the final rate I got him, after negotiating, was a 5 year fixed, with a 25 year amortization at 5.5%. That was with only 15% down conventional! Let me repeat that, 5.5%, on a 5 year fixed with a 25 year amortization and only 15% down-conventional, not SBA. THAT WAS JUST LAST WEEK.  MOST BANKS ARE QUOTING AROUND 7% and SBA 7A borrowers are around 10% and I am getting my clients 6% or lower. Often, I can get the bank to pay my fee so that the COSTS ARE THE SAME. We are beating all your...
