Ogden Utah Roof Leaks Detected During Infrared Home Inspections   Nearly every week I find at-least 1-2 roof leaks while preforming Infrared Home Inspections in the Ogden area. I usually spot roof leaks in the same area which is nearly always around the chimney or plumbing vent pipes. A quality roof shingle can keep the water out for 15-20+ years but the flashing sealants often fail much sooner. Utah roofs get water on them which freezes and expands which can cause sealants to pull away from the flashing or vent pipe boots allowing moisture intrusion. There's a saying here in Utah: "If you don't like the weather, wait five minutes." Our weather is as varied as our terrain. Some of our mountains receive over 500 inches of snow in the winter. In the summer, parts of the state can reach temperatures well over 100°F! Spring and fall bring every type of weather imaginable. My advice? Be prepared for anything!
