We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. The new asking price is positive, days of the market are down and sold price is flat.  Indictors of market bottoming action.  Let's hope it continues. PRICE ACTION      Other good signs in addition to positive price action is lower DOM (days of the market), lower new listingsand higher percent of new listings being SOLD.   SUMMARY Has the Utah Real Estate Market bottomed? Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  We are seeing signs of a bottom in the data. This is NOT a good time for those investor with low and/or no ...

Utah County Homes for Sale - Pre-Approval Buying your first home, maybe your second, well this can be a wonderful experience for you or this could be a disaster.  It all depends on how prepared you are when the process starts.  Your first step is getting Pre-Approved. Financing a home can be a difficult process for you, especially finding the right loan.  What you need to be concerned about is not getting the financing, but getting the right financing.  You will want to find the best terms at the lowest cost.  You will want to meet with a loan officer to review your financing options; you will need to meet with a lender who can explain all of the different types of loans that you will be able to afford as well as the program that will help you meet your goals.  Once you determine with t...

The Salt Lake Homes For sale In Draper Utah-Real Estate Report is interesting because there is so much product listed for such a small area. Also, there is a great mix of single family homes, condos, town homes, & twin homes that could appeal to both the typical home buyer and Real Estate investors . Also interesting is the influence that Suncrest, a major development in Draper, will have on the overall statistics of the area. Foreclosure and pre-foreclosed homes have become synonymous with that development. Many outstanding home and condo purchases have been done with banks over the last few months. This monthly report on Draper Utah Homes For Sale is the 6th installment of reports that break down house listing and houses and condos sales in the various cities and towns that make up th...

Draper Utah Absorption Rate the last 12 months.  Knowing your area's Absorption Rate, helps to track trends.  Understanding the market and where it is headed is part of our job as real estate professionals. Absorption rate is NOT an exact science.  Figuring it is based on the premise that one will be looking for a TREND.  It is advised to consistently do the numbers each month, to be able to track a trend. You are going to need 2 figures. 1) How many listings are currently on the market? 2) How many listings sold last month? You will be counting under-contract or pendings as listings, since they are not SOLD yet. Multiple the number of solds last month by 12 (months). Divided by the current listings equals # of Units that would sell each week. Divide the # or units that should sell e...

I thought I would share some information on homes in one of my favorite areas in the county. The area I am talking about is the South East part of Draper, the part in between Highland Drive and the summit of the mountain. Draper is a fantastic place to live, and draper is where we do the majority of our business, here at our brokerage. The homes up on the mountain are some of the best properties available in the state. They are unique in that they have amazing views, a terrific location with highly desirable demographic qualities, and not to mention the South Mountain Golf Club! The area is also home to one of the newest LDS Temples, which has created a higher demand for real estate in the area. There are several homes available on the mountain ranging from the $300,000-$400,000 range a...

Utah Homes for Sale - Sell before you Buy When it comes time to purchase a new home, the question always comes up, should I sell my old home before I buy the new one?  Depending on your credit situation and your ability to qualify for two loans, this question could be easily resolved.  We will assume you have excellent credit and can do whatever you please.  It is always better to have your present home sold before you make an offer on the new home.  If you have an offer with a contingency of selling the old home, the seller will be less likely to accept the offer or allow better terms.  You will always be in a better bargaining position if you were able to move in without delay.  Credit terms on you new loan will also be better based on you living in the new home as your primary reside...

I was out showing property the other day up at a Development called Suncrest, Draper Utah. The winter Carnage of a Vole infestatation was very apparent with the yards in this bedroom community. It almost look like a power rack was hard at work over the winter. What is a Vole? Voles are small rodents that grow to 4-8 inches depending on species. They can have 5-10 litters per year. Gestation lasts for 3 weeks and the young voles reach sexual maturity in a month. Needless to say, vole populations can rapidly grow from one or two to many within a very short period of time. Since litters average 5-10 young, a single pregnant vole in the yard can become 50 or more in less than a year. Voles are commonly mistaken for other small animals. Moles, gophers, mice, rats and even shrews have similar...

Apa flies to Mount Everest - Apa Sherpa will seek to summit for a 20th time to honor Sir Edmund Hillary.  Apa Sherpa, a record-setting mountain climber who has lived in Draper, Utah since 2006, flew to Mount Everest on Tuesday to prepare to ascend the world's highest mountain once again and scatter the ashes of its most celebrated climber, Sir Edmund Hillary. Apa, with 19 successful climbs holds the record for the most trips to the summit,  he flew from Salt Lake City to the Nepalese capital of Katmandu and on to Lukla, where he will begin yet another trek up Everest. This time he will deposit the remaining ashes of the legendary Hillary and clean up trash on the peak. Some of Hillary's ashes were scattered into the sea off New Zealand by his family soon after his death in 2008. GOOD LU...

Utah County Homes for Sale - Short Sale What is a Short Sale? With the present Real Estate market in turmoil and many home owners are having a hard time trying to sell their home, because they owe more than it is worth.  I keep getting the question from my buyers about what is a Short Sale and how does it work?  Well I will try and address that question here.  I hope I am accurate, I am sure I will hear about it if I am not. What is a Short Sale? A Short Sale occurs when a property sells for a price that is insufficient to pay back the loans secured by the property (or any other liens against the property, such as delinquent property taxes, Homeowners/Condominium Association fees, etc.), as well as standard sales closing costs.  In order to complete such a sale, the Seller must either: ...

Utah County Home Inspection Well, you just made an offer on a beautiful new home.  You are excited about the possibilities that this new home is going to bring to you and your family.  Don't let this dream turn into a nightmare because you decided not to spend a little extra money on a Home Inspection. A study conducted by the American Society of Home Inspectors and the NAR in 2001 found that 77% of all homebuyers insisted on a Home Inspection prior to purchasing their property, and 97% of that group believes the service was a good value for the price. Next to the financial contingency in the Real Estate Purchase Contract, the Home Inspection is the most reason you need to consider before purchasing the home.  This is where you have the right to back out of the contract, if the report i...
