  I shot this silk flower at my number one favorite florist in Trinity, Texas. Yep, The Trinity Florist and Gifts. You've heard me talk about them SEVERAL times. And you will be hearing about them again soon. My favorite time to feature them is at Christmas when they have the store full of beautiful Christmas decorations.   But... as The Princess Mama and I were driving through town the other day, we decided to pop in to the Trinity Florist and Gifts for a new flag. Just Closed on 111 Ash in Lakewood at Lake Livingston We JUST CLOSED on this Beautiful 1920’s home in Lakewood at Lake Livingston. My favorite part about this closing was this: Buyer to seller: "We found this home online and fell in love with it the minute we saw it." Seller's response: "That was all Joni. She did a great job marketing our property!" I love my job! ♥ This particular closing took a little longer than normal as the buyer used an out of state lender for their VA loan. Trinity Plantation Market Report Trinity Plantation is a small subdivision located a few miles south of the Trinity city limits and a few miles north of Riverside, Texas. My top 2 favorite things about Trinity Plantation are the low annual maintenance fees, and the beautiful swimming pool which is located behind the clubhouse, and right next to the pro shop.  Other Trinity Plantation favorites are the 9 hole golf course and community fishing pier off of the Trinity River. Trinity Plantation is a mixture of mobile homes and traditionally built homes. A while back, the property owner’s association voted to grandfather in the existing mobile homes, but not allow any new mobile homes to be moved in to the subdivision. Craigs List Scam for Harbor Point Lots         I have received several calls today from buyers telling me that they saw my ad for lots on Craigs List.    No matter what I say, the buyers seem to think that I placed an ad for some lots.   I DID NOT PLACE THIS AD.   So please be warned. There are scammers out there.   Even if you do want to take a chance and buy something from someone off of Craigs List, NEVER buy something without having the owner pay for title insurance for you. You should receive the title policy in the mail BEFORE you close on the property. Be sure to read the title policy to make sure that they have the legal right to sell you the property, AND to make sure that you are not inheriting their debts or liens. Business Spotlight: Trinity Florist Ever since we purchased our first home near Riverside in 1994, Trinity Florist has been one of my FAVORITE shops in Trinity, Texas (our neighbor 7 miles north of Riverside.) In mid March of this year, the Kembro Family purchased the Trinity Florist. The Kembro's have steadily been redesigning the shop and adding new inventory. I dropped by yesterday -- RIGHT AT CLOSING TIME -- and was welcomed in by Denise and Tanya Kembro.  I apologized for coming in so late and they encouraged me to take my time. AFTER I came in, 2 other shoppers dropped by the shop. Denise and Tanya assisted every single one of us in finding exactly what we were looking for.
