Special Government Home Renovation Loan Program using a FHA 203K Renovation Loans in Rockport, TX.Many people are not aware of a special government loan program that is part of the Federal Housing Administration or FHA(a department within HUD). A buyer or existing home owner can do meaningful amounts of remodeling or updates to their existing home without having a higher cost second lien thanks to this special FHA loan program. However, this loan program doesn't allow for "luxury items" in your home such as a swimming pool, hot tub, or other accessories. Although, you can repaint, replace flooring and appliances, add a room to an existing structure (which can add to value tremendously as you increase the square feet of your home) as well as remodel cabinetry in kitchens and bathrooms.Thi...

This weekend is the 26th annual Hummer Festival held in Rockport, TX.  Everyone loves these cute little birds that come in a variety of colors.  They can keep you entertained for hours watching them fight over the hummingbird feeder or gracefully flying from one flower to the next. I spend hours on my back porch watching them.  They are quite territorial and a lot of fun to watch. The Coastal Bend area of Texas is a great place to bird watch.  More than 80% of migratory bird species come to this area every year.  One of my favorite are the white pelicans.  They come in the winter and leave again in the Spring.  You can find them sitting on the fishing piers all throughout the area.  They are quite different from the brown pelicans we see all year long especially in the way they fish.  B...

Aransas and the Coastal Bend area of Texas includes Rockport, Fulton, Aransas Pass, Ingleside, Portland, Port Aransas, Bayside, Refugio, Mathis, Sinton, Woodsboro, Corpus Christi and many more. Rarely do I recommend books, but this one has my whole hearted recommendation.  It is a great read for anyone interested in Aransas County and the Coastal Bend area of Texas. It begins with the creation of the area.  When the land actually came out of the water and ends with modern times.  The authors researched this book thoroughly and must have spent years writing it.  It is well worth your time to read and I promise you will not be able to put  it down. The time periods in early Texas history were busy in this part of the State.  In fact, any Texas history student will learn immeasurable facts...

I normally never say anything bad about an area but I am choosing not to hold my tongue about this. I had heard the fireworks display in Rockport was pretty great, so this year we decided to check it out.  It is true, there were lots of fireworks. What else I saw made me never want to go there again. There were thousands and thousands of cars lined along the street and the streets are two lanes in each direction.  People brought their lawn chairs and families out to watch the fireworks.  Good community involvement, huh?  What I saw was 50 miles an hour driving right by the people and little children only a few feet away.  An accident waiting to happen! I also saw 2 major auto accidents.  After the ka-boom!  The truck veered to the right and skidded a long way, finally making a right tu...

Fishing is a great pasttime.  It can be a sport or just a way to relax.  Fishing in the bays along the beautiful Gulf Coast is my way of having fun. I love to fish for Big Reds or Speckled Trout but I will gladly take whatever comes my way. Just give me a fishing pole, some bait and leave me alone!  Don't talk a lot, you'll disturb the fish. Don't know where to go?  Come to Corpus Christi and go east toward Aransas Pass.  Conn Brown Harbor is there near the bridge.  The bridge leads to the ferry that will take you to Port Aransas and Padre Island.  You can surf fish there or just enjoy the beach. Want to fish the bays?  Redfish Bay is at Aransas Pass.  Great fishing here.  Continue eastward and fish Estes Flats.  A few more miles down the road will lead you to Rockport and good ...

Mapping out the neighborhood Coldwell Banker Real Estate Corporation has an enhanced mapping feature on www.coldwellbanker.com that enables homebuyers to see a listing's proximity to important neighborhood services such as public schools, grocery stores, restaurants, health services, banks and places of worship, among others. This feature is great for homebuyers who know where they would like to buy a house but who desire more details about the area.   With each click – from state, county, neighborhood to street – data appears on the screen. Broad satellite images of a town soon become recognizable streets, populated with icons of available houses. By moving the cursor over a particular home, a pop-up window appears with a photo and brief summary of its specifications and asking price. ...

photo by John Martell   The largest bird in North America, the majestic whooping crane, makes it's winter home the The Aransas Wildlife Refuge in Rockport, TX.  Standing 5 feet tall with 7.5 ft. wingspan, these birds are making their way back from near extinction.  Residents and visitors can see these rare birds in various fields north of Rockport, TX.  These pictures were taken in a pond on the Lamar peninsula, near Goose Island State Park.  Blue crabs are the favorite food of the whooping crane and provide them with the protien and nutrients they need to strengthen their bodies for the long migration back to Wood Buffalo area of Canada.                                             photo by: John Martell   Rockport, TX, also called The Texas Riviera, is located 30 mi. north of Corpus Ch...

The Texas Ornithological Society or TOS will hold their Spring mid-migration meeting in Rockport, Texas April 15-18, 2010. The meeting is open to all but requires joining the Texas Ornithological Society but membership provides many benefits. Being in the Rockport area on the Texas Coast in the middle of migration is great for birders. The Rockport-Fulton area has been a tourist destination for decades and has many attractions as well as extraordinary birding opportunities. Attendees can ask for the TOS Meeting Rate at the 2 local hotels offering meeting rates. The endangered and rare whooping cranes winter near Rockport, Texas. I love to go see Big Tree, the Fulton Mansion and eat fresh seafood. Betty Saenz is REALTOR licensed in Texas and specializing in the Austin Metro Area and is a...

Buyers have asked this question over the years and I thought it would be a good idea to discuss it in my blog.  Of course builders inspect the properties before offering them to the public and try to correct everything on the "Punch List", but things can be overlooked.  Spending a few hundred dollars up front to find out about any problems during an option period allows the buyer to negotiate repairs with the builder before closing.  In one instance debris from construction had fallen in the lines for the kitchen faucet and did not allow the hot water to flow.  It was a simple repair, and the builder corrected it.  In another case, the dishwasher had not been installed correctly and once again the builder corrected the problem.  When you move into your NEW home the last thing you want t...
