N Padre Island Corpus Christi Housing Report November 2020I have to say this has been the strongest year in Real Estate I have experienced since getting my real estate license in 2003.  At the beginning of the year we were all concerned about how Covid-19 would effect our market.  We had no idea our population would be increasing.  Check out the numbers from November 2020.  Active listings are down from this time in 2019 by 47% with only 161 Active listings available for sale on North Padre Island.  Inventory is down compared to November 2019 with only 2.7 months available compared to 6.7 months the prior year.  Closed Sales are Up by 109.4% with 67 properties closing on the Island in November 2020.  The price distribution is mainly split between $200,000-$400,000 - that is the Hot Pric... 01/04/2021

North Padre Island TX Annual Housing Report 2018 The Numbers are in for the Year of 2018 for North Padre Island Home Sales.  These numbers are a little suprising to me with the median home price at $250,000.  This is usually the price of a non-waterfront home on the Island.  This is down 2.3% compared to 2017 numbers.  Active listings are also down by 7.8% with 333 in 2018.  The days on the market were showing an improvement over 2017 with properties being on the market 10 less days than in 2017 - 130 total days on the market from listing to closing.   There were 5.8 months of inventory compared to 7 months of inventory in 2017.  Closed Sales were up over 14% with 566 total closed sales in 2018.  Prices Distribution of homes in 2018 is as follows:$  0 - $ 99,999 = 4.4%$100,000 - $199,99... 03/07/2019

North Padre Island Housing Report September 2018 The Numbers Are In for the North Padre Island Housing for the Month of September 2018.  The Median Price is Up 11.5% compared to September 2017.  Active Listings are Down 6.4% Compared to September 2017 with currently 306 Active Listings for Sale on the Island.  This is good news for Sellers, with less properties on the market for sale, there is less competition.  Take a look at the numbers below.Closed Sales are Down 13% with 40 Listings Closed in September 2018.  The Days on the Market has increased by 4 days more than September 2017.  Total Days on the market from listing to closing is 123 days.  There is currently 6.9 Months of Inventory on the Market for Sale Compared to 7.7 Months of Inventory on the Market for Sale in September 201... 10/26/2018
