This question can be posed for just about any County on the map. This is an unusual Market Report. But, our Market may see changes very quickly. Montgomery County is truly being affected at this point. This is really a scary question to ask since it does have an answer. First of all what would or could cause the property values to drop? Obviously the economy has something to do with it as the Lender's hesitation to loan money causes a higher demand for qualified Buyers. So, it's a given that prices will drop when there are more Sellers and less Buyers. At this point a verifiable qualified Buyer has a great deal of strength. With less Buyers, less homes will sell. Prices drop out of basic need for a sale and "voila" we have a Buyer's Market. The question is, "will our County Taxes rise if...

If you are a lot owner on the water at Bentwater I have some words of advice. You may be asking, "why is my lot not selling?' From the observation of DOM, Days on Market, many of you landowners listed as far back as 2009. Real Estate and our sales are LOCAL and not National. Locally, in the year 2009 we were still in a strong seller's market. Our local bubble had only begun to spring a leak.  Looking back to that time, there were a flood of foreclosures that hit right about that very time you listed your lots. With your lots being listed as low as $55,000 and as high as $749,000 possibly you can see why buyers flocked to the foreclosures instead. Buyers were able to purchase a nice developed lot with a home as large as 4000 square feet for as little as $160,000. The good news is that fo...

We had an appointment yesterday afternoon in College Station with the Doctor at Scott and White off Highway 6. Our normal route is to swing around from Bentwater, hit 105 off 149 and just cruise all the way to Hwy 6. Easy does it. As we were just getting started on our trip yesterday, after driving just a few miles beyond Montgomery, the view changed drastically and in a split second. Looking off towards FM 1496 a huge billowing cloud was mushrooming from the trees. Scott and I couldn't help but feel awful and a pain in our hearts hit hard when it sunk in what we were seeing. We were witnessing a brand new wildfire. And, it was spreading fast. As we began to discuss what we should do the Firetrucks, sirens and lights became visible. We were glad the firefighters were on their way!I beli...

And, I can't wait! Last year we were totally out of town and I missed the whole thing. Years before I didn't live here so this year will be my first time ever. Driving through old Montgomery is pleasing to the eye and senses. Much of it is preserved from the original town built in 1837. Walking through the buildings that are now Antique Stores and Restaruants is just a ball.   I can't help but admire the old wood and design of the wood and the creaky floors and such. There is such a flavor of the past and an era that stands in History.   Montgomery County was third County to join the Charters of Texas and also the sight of the birth of the Lone Star Flag. This year I am not going to miss the Wine and Food Trail! Down Town Montgomery features a very special place called "Texas Uncorked" o...

Have you ever had a really close look ar a grackle?  They are pretty but basically non descript birds.  They tend to congregate in trees close to restaurants and coffee shops. I had never thought of them as social, but they are capable of delivering messages in an unforgetable fashion. As we sat in the early morning shade outside our favorite Lake Conroe Starbucks this morning, a couple of grackles were close by examining the plantings along the walkway. The lake is down (about eight feet) to the point there are not any boats in the marina slips.  This area has not had any rain in seven months and the severe drought is causing lots of stress in addition to the demise of huge numbers of the area trees. Suddenly, memories of days of worry in an earlier time.... and a wayward grackle flood...

Montgomery Texas began as a small Trading Post in 1826 and is known as one of the oldest towns in Texas. Once the town was chartered in 1837 we became the County Seat of Montgomery County. We are located off Texas 105 and 149. We border the Texas National Forest and the Piney Woods. Charles Bellinger Stewart was our first Postmaster and became the first Secretary of State for Texas.   His main innovational idea certainly caught hold and has made a long time imprint on our great State of Texas! The Lonestar Flag!   Dr. Stewart drew the flag on a piece of paper and it was originally black and white. He showed the colors by writing red, white and blue and designating the sections of the flag for the color. Dr. Stewart presented this to his committee after being appointed by the Texas State...

Interest Rates drop in Montgomery County, TX however Down Payment Assistance for Bond 77 Rate Stays High As market rates continue to fall  TDHCA Bond 77 Down Payment Assistance Rates  stays high in Texas as program rapidly runs our of funds. With all of the recent budget talk in Washington DC meny people think that Down Payment assistance for purchasing a new home in Texas no longer exists.  While TDHCA is in it's final stages there is still down payment assistance available in Texas Bond 77 allotment 13 funds are now exhausted.  As noted in my previous post in an effort to lengthen the amount of time that Bond 77 Down Payment assistance is available TDHCA has slashed the amount of down payment assistance available to each buyer by 20%. Ever feel as if you're missing something? You probably are! I think we're missing a lot by not going one step further than the dashboard. There are features beyond that one page! What's the point of the DASHBOARD? The DASHBOARD. Up front and suppose to be seen.  Attention getter, the front cover of the book, the tuxedo or gown of the ball.       If you're like me you may only get to the site once or twice in a very busy day. If you are running 100 miles an hours there are options! First of all, check in on all favorites and then proceed to the dashboard to read the features. Read and comment on the posts that interest you! I just realized I need to go one step further!  The reason they call it the dashboard is because some of the good ones (in this case, posts) just dash on by! We are l...

That One Special Thing You Do...Will help you to stand out in a crowd. Each and every day I look for a way to Pay It Forward in one way or another. Even if it is a matter of standing for a longer wait at a door to help an elderly person enter a building. I hope someone will do that for me one day. I just heard in the background of my living room "white TV noise", a statement coming from an actress saying, "I am so tired of being positive". Wow. I don't want to be that way. I want to continue with passion even if each day is more and more difficult. I want to be able to wake up in the mornings and KNOW that I am so glad to be here. I want to pray and say, "Thank You" to God and pay it forward to HIM. Continuing to remain "positive" through adversity, moment to moment, is special. It is s...

"I'm sorry but I just can't list your home"....yes, I actually said that today. The words stuck in my throat as I choked them out of my mouth but I had to say it. What a lovely home he has and believe me I wanted to list it but not at that price. My eyes strayed to the corner of the room as I explained that after I had not sold his home in several months he would be mad at me and the price on the home would have sent all potential buyers running the other way. Okay, I didn't say it exactly like that but it was close. I guess I'm a wimp for not looking him straight in his eyes. Confession: It was like losing my virginity in a forced situation, rhetorically speaking, since I've never had to tell anyone this before. Our Market has been holding tight through all the other Market's downfall....

MISD 2011 Back-to-School Information The MISD campus back-to-school letters, supply lists, and student/parent handbooks have been collected here for easy access.  Parents can find bus information for their children using the "Find Your Bus Route" service. The school district asks that parents and guardians keep in mind that bus routing is a continuous process and the routes are being fine tuned throughout the summer as well as the school year.   It is recommended that parents and guardians recheck the site just prior to school starting to confirm the route number, stop location and times. As we shared yesterday  we have been expanding our market knowledge in the Lake Conroe area right outside tthe Marvelous city of Montgomery. Expanded horizons part 2 The subdivision we found seems to be a well kept secret.  We have been showing property in the area since the early 1980s yet this cute little village located on a private lake,  is so far off the beaten path, it is easy to miss. The name  of this hidden treasure is Mt. Pleasant.  The road to it originates off FM 1097.  This useful and pretty country road will allow one to travel from SH 249 to Hwy 105 close to Conroe.  Add convenience to the other list of pluses for Mt. Pleasant.  So far we have found that Mt. Pleasant has low taxes, lower HOA fees than usual, and old fashioned utilities in the form of septics and individu...

This week we have spent all our spare time learning the area around Lake Conroe in Montgomery County TX.   Right now it seems that we might like to semi-retire and work in this area.  They have all our favorite fast food places, a health food store, historical places, antiques and it is a pleasant place to spend time.   We might find some other folks who would like an opportunity to escape the maddening crowds, so it seems to be in our best interest to learn the area as well as the areas we have shown in all these years.  Now mind you it's not a completely new area for us as we've worked around the area for years but now we're shifting our focus to the area so that the transition will be quick and painless.   The area is growing quickly.  The word about the tranquility felt there has sp...
