Bucks County, PA January 9th, 2009 Sheriff Sales Some highlights from the sale. 206 Properties listed for sale. 173 (84%) Properties were taken off the list or adjourned to a later date. 33 (16%) Properties were foreclosed on. 11 (5%) of the 31 from above were sold to someone other than the bank. 19 (9%) sold between 100K and 200K. It appears the banks are working much harder to work with the consumers. As of today’s date 305 properties are listed for the February 13 sale. It will be interesting to see if this trend continues. A few notes for everyone who has read a book that says how easy it is to buy foreclosures. Keep in mind you can not view the interior of the property only the exterior. You do not know if the heater or A/C work, nor the electric and water etc work, or anything els...

Before You Begin..... PRE-QUALIFICATION AND PRE-APPROVAL Many buyers apply for a loan and obtain approval before they find the home they want to buy.  Why? Pre-qualifying will help you in the following ways: 1.      Generally, interest rates are locked in for a set period of time.  You will know in advance exactly what your payments will be on offers you choose to make. 2.      You won't waste time considering homes you cannot afford. Pre-approval will help you in the following ways: 1.      A seller may choose to make concessions if they know that your financing is secured.  You are like a cash buyer, and this may make your offer more competitive. 2.      You can select the best loan package without being under pressure. How Much Home Can You Afford? There are three key factors to cons...
