With a first time buyers tax credit sales at Old Forge Crossing this year have unexpectedly been slow for both 1 and 2 bedroom homes. Homes that have been for sale have had few showings, with buyers being more demanding and even completely updated 2 bedroom end units, with new baths and kitchen have not sold. When a two bedroom, bank owned home came on the market very well priced this also took several weeks to sell when it should have been snapped up right away. So although interest rates are low, buyers are finding it hard to qualify for mortgages and this has slowed down sales. Prices at Old Forge Crossing this year have been under pressure as buyers have seen good value in other developments. Chesterbrook with larger square footage and proportianately lower home owner and condo fee...

There are currently 7 homes available in Old Forge Crossing in Devon, PA. This wonderful condominium development is well priced and equally well located. There are six one bedroom homes available, although one of these does have a small den as well and one two bedroom home that has just come on the market. Four of these have wood buring fireplaces, including the two bedroom home. Several of the single bedroom homes have been on the market a long time, one almost a year, two have been on the market for more than 120 days, whilst these have all had price reductions location in the development or lack of updated bathroom and kitchen may be holding them back. The two single bedroom homes that have recently come on the market are the most highly priced of the single bedroom homes, however on...

Old Forge Crossing is one of my favourite developments in the Devon, PA area. Whilst it is now beginning to age and homes need to be updated many unbits that you show still have original bathrooms and kitchens. Painting kitchen cabinets is not updating. Some owners have updated and this year whislt showing homes I have been pleasantly surpirsed to find some lovely kitchens and bathrooms in several units. These have all sold quickly and for better prices than normal. This having been said number of homes sold dropped  to eighteen in 2008, which is down from the twenty-four last year which was significantly down on the fifty the previous year. Prices have also drifted lower over the last two years with single bedroom units selling in the mid to high 150,000's unless they have been updated...

This week brings us the release of only three pieces of economic news in addition to the minutes from the last FOMC meeting. Only one of those three can be considered of high importance to the markets and mortgage rates, so we may see a fairly calm week for mortgage rates. The first data comes tomorrow morning with the release of April's Leading Economic Indicators (LEI) at 10:00 AM ET. This Conference Board report attempts to measure economic activity over the next three to six months. It is expected to show no change from March's reading, meaning that economic activity is likely to remain flat during the next few months. A decline would be good news for the bond market and mortgage rates, while an increase could cause mortgage rates to inch higher tomorrow. The second report of the we...

That means Americans spend about 48 minutes travelling to and from work each day. And, if we work about 245 days a year, that adds up to a total of 196 hours a year! That means, on average, we spend more than 8 full days just sitting in our cars each year. Imagine what you could accomplish if you could only get half of this time back.Of course, no one can turn back the clock, but almost everyone can make more of the time we have, even during our commutes. Here are a few ideas for making the most of your time on the road: Don't just fil...

For the second year running John McClintick a local painter in the Berwyn Area organized a builders competition giving several local builders a chance to contribute to the Hurricane Relief in Louisiana. Last year three teams particiapated and this year that increased allowing more homes to be framed and sent down to Habitat for Humanity to use in building homes for those in need. What is great about the whole process is that it raises funds for the local Habitat for Humanity chapter as well. The competition has gathered great support from local builders and trades suppliers as well. Times vary for the 12 man teams to frame a house from about 5 hours to just over 2 hours. But here is John Mclintick himself to tell you a little about the competiton: -

Old Forge Crossing market statistics for 2007Compared to 2006 when there were over 50 units sold at Old Forge Crossing in Devon, PA, 2007 was a quiet year with just 24 homes sold resulting in raising demand for homes at Old Forge Crossing. The average days on market was 52, this was skewed a little by three homes that were on the market for over 100 days, one of which was on the market for 179 days. Without these three homes included the average days on market were 39. Two bedroom units were on the market slightly shorter at 50 days or longer if you take the lower number. On average prices at which homes settled was 98% of asking price; what I noticed is that the higher the asking price the lower the settled price, those units which had the highest asking prices settled at 96% of asking...

After last year when we saw almost 50 homes in Old Forge sell this year has seen a marked reduction in sales. This year to date there are 3 homes for sale, two 1 bedroom units and a single 2 bedroom townhome. One home is pending and there have been 16 homes that have settled. Prices seem to have stabilised as well. Probably these two things are related, with less competition prices are not under so much pressure. On the other hand they also have not risen with less on the market. For more market information please go to Old Forge Crossing                      Again, price depends so much on condition and what each owner has done with their home. If the bathrooms and kitchen have been updated with newer appliances, you have newer windows and maybe even have replaced your heater and a/c u...

Over a 110 years old the Devon Horse Show established in 1896 is the largest and oldest multi breed outdoor show, if you want get the whole history. Basically it was started by some of the welathy families in the area located along the famous Philadelphia Main Line close to Devon train station at what was then the Devon Race Track & Polo Grounds. It will run this year from May 24th through June 3rd. Today the show looks very different, with a country fair running alongside it is an event where families attend and which also draws international competitors. You won't go hungry as there are plenty of booths willing to serve you just what you need. There are also plenty of shops taking the opportunity to sell horse related wares as well as other items which might appeal ...

Getting your Tredyffrin Easttown home ready for an Open HouseWhether the market for selling is hot or cold you need to prepare your Tredyffrin Easttown home correctly to sell it fast.  These 17 tips from Realtor Magazine might help.  17 Steps to Prepare your Tredyffrin Easttown home for an Open House 1. Hire a cleaning service. A spotlessly clean home is essential; dirt will turn off a prospect faster than anything. 2. Pay attention to the outdoors. This is your chance to make a first impression so don't waste it. Mow your lawn, and be sure toys and yard equipment are put away.3. Serve cookies, coffee, and soft drinks. It creates a welcoming touch. But be sure the kitchen has been cleaned up; use disposable cups so the sink doesn't fill up. 4. Lock up your valuables, jewelry, money and ...

10 Things to Take the Trauma Out of Homebuying in Tredyffrin Easttown1. Find a real estate agent that's simpatico, like us. Homebuying is not only a big financial commitment, but also an emotional one. It's critical that the agent you chose is both skilled and a good fit with your personality.2. Remember, there's no "right" time to buy, any more than there's a right time to sell. If you find a home now, don't try to second-guess the interest rates or the housing market by waiting. Changes don't usually occur fast enough to make that much difference in price, and a good home won't stay on the market long.3. Don't ask for too many opinions. It's natural to want reassurance for such a big decision, but too many ideas will make it much harder to make a decision.4. Accept that no house is ev...

Full Service with Variable Commission in Tredyffrin Easttown This week we left Prudential Fox & Roach Realtors and began a new adventure with Long & Foster Real Estate Inc. in Devon.  Why change companies you may ask?  Good question. The answer is each company has their own way of doing business. Some brokerages are very rigid, others are more flexible. As a Realtor you are running your own business and to be told by a brokerage you can or cannot do this or that is frustrating. Having had my own business for a long time, I know I am an entrepreneur. This move allows me to meet the needs of Tredyffrin Easttown home owners, provide great service and outstanding value. SAVE THOUSANDS Long & Foster Real Estate Inc allows us flexibility to offer Tredyffrin Easttown home owners full service, ...
