I have written several times of the importance of using a local REALTOR® when buying in Sunriver or any other planned community. Sunriver has a strict set of CC&Rs that dectate everything from where your house number is to the color of your roofing.Many of the homes in Sunriver do not comply to the CC&Rs of Sunriver. Sunriver Owners Association (SROA) does not go around looking for violations generally, but they do have the right to. Today, I had the daunting task of inventorying a home I have for sale that is being sold furnished. This is normal in Surniver, a lot of homes are sold fully furnished and ready for you to bring your tooth brush and clothes, just one of the things that sets Sunriver Real Estate apart from other areas in Central Oregon.Today was TYPICAL day in Sunriver- just me and the old boys doing an inventory. Sunriver Nature Center is under invasion. Invasion of the Western Toad, every spring Aspen Lake in Sunriver is the site of young toads making their way into the world. They generally are not an issue, but this year the numbers are expected to be the highest in 14 years.The Nature Center is trying all kinds of ways to keep the toads safe. They are setting up leaf blowers to create an air stream across the parking lot, so that nighttime visitors to the observatory will not smash the toads attempting to cross the parking lot. They are looking for volunteers to help with toad patrol; responsibilities will include helping the little toads across the bike paths and parking lot. When we receive our commission checks we also receive a wonderful treat of "Goody's" Chocolate. Goody's is a local company that is more than meets the eye. They not only sell some of the very best chocolate around they make it. Stepping into Goody's is like stepping back in time. My grandparents had a soda fountain called "The Melody Bar" long before I was born. I have seen many photos of this magical place over the years and always dreamed of working at one as a kid. Sunriver has several condominium complexes, each one has it's own covenants, conditions and rules (CC&R's), each has a Home Owners Association (HOA) which assess a fee. Most HOA fees are paid on a quarterly basis, the amount of these fees can make a difference on deciding if you can or want to afford a condominium.Each of the HOA's in Sunriver have their own management or have hired the management to a company. There are generally yearly meetings to review the business of the previous year and the future. Did someone say no money needed?  Yes, no money from the buyer. There are several non-profit programs out there that allow for some type of assistance to the buyer. Nehemiah is one of the largest non-profit organizations that allows the seller to give money for the down payment and closing costs.   This program is approved by FHA which is part of HUD. Nehemiah can basically get a consumer into their dream home with no money out of pocket. FHA states that you must have 3% of your own money into the deal. And FHA typically asks for 2.25% as your down payment, which is included in the 3% total. This means that you would need to pay an additional 3/4%. But FHA also allows you to receive a 100% gift that can be used for both your down payment and closing costs. This gift can come from either...

Buying a home in a resort is often a lot more complicated that it appears. Most agents that are based in the resort will often know more about how the resort works than those that do not. Finding an agent that says they work in the Sunriver market and finding one that truly does are often 2 different things.Sunriver is a destination resort and it brings a lot of visitors. Agents in Sunriver are familiar with many of the restrictions of certain areas, the building codes and what can or can not be done with a property.
