The absorption rate for Las Vegas Valley Area Short Sales is finally seeing movement. Inventory has INCREASED by +913 units.  Under Contract has DECREASED by -635 units.    Sold units have DECREASED by -268 units. Las Vegas Area REO Inventory has RISEN since last report (+262 units), Under Contracts have RISEN (+85) units  Closing data has FALLEN (-35) units.  Low interest rates have spurred a flurry of buyer interest & activity  and it continues.   REO sales accounted for 44% of all Las Vegas Area Valley resale closings in July 2010.  REO listings account for only 20% of total resale listings. North Las Vegas Home Sales: Average and Median Prices Homes in North Las Vegas saw average selling prices fall 0.62% in June. The median selling price fell 0.95%. For the first half of 2010, the average selling price for North Las Vegas homes is up 2.70%, while the median selling price has risen 1.56%. Just a bit of a rant about things that can happen when you work with short sales..... Now, I have heard this from other agents that this is happening, but had never had it happen to one of my listings,,,,,until now. You won't get a notice from the bank, the foreclosure dept, property preservation company, nothing. Which is interesting because this is one of the banks that typically has great communitcation. Tthere is not foreclosure sale date on the property, and you can have it in an active short sale offer mode and it can still happen.  Yes, it is in foreclosure process, but still no sale date. The property is vacant and has been since I took the listing and the bank was well aware of it too. I guess this is an indication that maybe they aren't that willing to do a short sale afterall...

Today I'll break down the different listing types of that market -- REOs (bank owned homes), short sales, and regular sales. Overall we have about 2.8 months of North Las Vegas real estate inventory. When we look at each of the listing types, we see that there are three distinct markets. This week's feature is on a community in North Las Vegas called Eldorado. It is located in the 89031 and 89084 zip codes. It is North Las Vegas's first Master Planned Community that started building homes roughly starting in 1989 and is still currently building homes. The whole community is roughly over 1000 acres in size. There is still currently about 110 acres of land that hasn't been developed yet, along with 2 communities that the builder is still selling brand new in the Eldorado Highlands section. This week's feature is on a community in North Las Vegas called Madera. It is located in the 89031 zip code and is close to Sandstone Ridge Park and numerous shopping centers. View Madera Community in North Las Vegas in a larger map House's in this subdivision range from about 1200 square feet all the way up to over 2800 square feet. There are 259 homes in this subdivision. This is a picture taken from Sandstone Ridge Park looking into one of the entrances into Madera. Currently there are 8 homes listed for sale and 5 homes are under contract to close very soon. Current sales prices range from a low of $85,000 to a high of $289,900 at the moment. In July there was 3 closings in the neighborhood. That brings houses closed in the community to 16 for the first 7 months of the year so far.

Our sales are mostly distressed which means pre-foreclosures (short sales) and REO account for almost 74% of our closed sales business.  Even most of those "standard sales" that you see are really disguised as flips that were purchased from trustee sales by private investors. In order of the most pricey Las Vegas real estate type from highest to lowest: New Construction -the highest priced sale type!  New Construction is currently giving decent incentives such as closing costs (which is always built into the price).  The beautiful thing about New Construction vs other sale types is that you don't have to worry about an "as-is" transaction and most of the time you also get a home warranty.  No such thing as "deferred maintenance" HOWEVER a home inspection is still recommended protocal a...

North Las Vegas Real Estate Trends For June 2010, there were 768 home sales in North Las Vegas with a median price of $125,658. Of those, 704 were single-family homes with a median price of $130,000. Here's a quick look at price, volume and financing trends in the North Las Vegas real estate market. In 2009 there were a total of 9,207 homes sold in North Las Vegas. This area is north of Charleston Boulevard, east of Rancho Road, and west of the I-15 freeway, and includes most of the city of North Las Vegas.
