North Las Vegas Home Sales: Average and Median Prices Homes in North Las Vegas had a 2.85% increase in average selling prices in November. The median selling price remained even at $125,000. So far in 2010, the average selling price for North Las Vegas homes is down 1.77%, while the median selling price is off 2.34%. North Las Vegas Real Estate Trends For November 2010, there were 635 home sales in North Las Vegas with a median price of $122,000. Of those, 591 were single-family homes with a median price of $125,000. This marks the 19th straight month that the median price has stayed within a range of $123,800 to $135,000. Here's a quick look at price, volume and financing trends in the North Las Vegas real estate market.   In 2009 there were a total of 9,207 homes sold in North Las Vegas. This area is north of Charleston Boulevard, east of Rancho Road, and west of the I-15 freeway, and includes most of the city of North Las Vegas. North Las Vegas Real Estate Report The North Las Vegas real estate market reversed a 4-month decline in November, with 625 homes sold compared to 579 in October, Year-over-year sales are down 19.1% from the 773 North Las Vegas homes sold in October 2009. The mix of available North Las Vegas homes for sale is 57.3% short sales, 22.6% regular sales and 20.1% bank owned.   The median selling price for single-family homes in North Las Vegas is down 3.8% from November 2009. At $125,000 this makes 18 out of 19 months that it has stayed within the range from $125,000 to $135,000. Snippet from their article:  Nationstar Mortgage is imposing a new requirement on the buyer, one we are seeing for the first time.   In order to obtain approval from Nationstar to conduct a short sale, the application states that "all Buyers requesting a "Short Sale" on a Nationstar property must submit an application for Loan Approval through Nationstar Mortgage before an offer can be accepted on a property.  Applicants are not required to use Nationstar to fund their loan.  They buyer, however, does have to submit an application to confirm that they qualify for a loan and are in good credit standing. At prices below $100,000 cash accounted for 61.1% of sales, accenting the intense competition that first-time homebuyers face from investors. An unexpected good start to the Thanksgiving week. Monday morning:   Hold times with the banks for Las Vegas short sales and North Las vegas short sales was approx 5 minutes or less!  Wow!  Great improvement!  And, this was for our Bank of America short sales, Wells Fargo Short sales, Indy Mac short sales and Citi Bank short sales just to name a few! Monday late in the day:  Received a North Las Vegas short sale approval on one of our deals. Today:  Received a "verbal" Las Vegas short sale approval.  Now, fingers crossed that turns into a "written" approval. Remember me for you Las Vegas Real Estate Deals!
