Cash in your pocket and equity in your Sewell home?  If you've been thinking about making changes to your house but thought you couldn't afford a remodel, it's time to rethink the possibilities.  The payback on renovations in cost versus higher home value, should you decide to sell your house later, can be better than you thought.  Reason #1:  Lower bids from the contractors.  The home renovation business is falling with the current housing market, leading to lower bids for the homeowner's remodeling project.  In addition, most contractors are willing to negotiate with you for a better price, leaving you with a beautiful remodel for an excellent price.  Reason #2:  Higher number of contractors to choose from.  Although homeowners are still making repairs and working on their houses, th...

Sewell foreclosures and pre-foreclosures are a sad fact of life.  The truth of the matter is that, for many, even loan modification isn't an option.  When faced with the choice of foreclosure or short sale, how do you decide which is best?  While short sales have been pushed by many as a viable option, it's hard to know what's best for you.  Here are some facts about the consequences of both:   Your Credit While both Sewell foreclosures and short sales will affect your credit score, the differences are wide.  A foreclosure can affect your score for as long as three years or more, and lower it as much as 300 points.  The foreclosure can remain on your public history for over ten years.   However, only late payments show on your credit with a short sale.  Your score can drop as little as ...

So you have tried going it on your own.  But it hasn't quite worked out for you.  Whether you are a buyer or seller, you need the knowledge and guidance of a professional! In todays market of high inventory and short sales and foreclosures entering the market place it is more important than ever to have your home priced according to the current market. When I say current I mean homes that have sold in the last few weeks, not just homes that are for sale.  You need to be sure you are buying and selling at the right price! Once a home is under contract and the buyers have applied for their mortgage the mortgage company will send out their appraiser to find the most recent homes in and around the area to use as comps.  This will tell the mortgage company whether or not the buyers are payin...

Do you put 110% into your clients, yet you don't feel appreciated at times? Do you get beat up in this business?  Do you feel like you spin your wheels, especially in today's market place? Overall, does your pain show, even when you think you have your happy face on?  Well, in the last 2 weeks, this has all happened to me one way or another.  This post is not to brag about my ethics, how I treat clients, and that I feel that I am better than most when it comes to mortgages. But more so a form of therapy for me, which I wanted to share.        How many wear your heart on your sleeve?  How many of you have a heart larger than life?  How many of you have passion for what you do? It was rewarding the other day, while speaking to a potential borrower, that she could tell that I have passio...

Today I spent the day in my son's 4th grade class at Wedgwood Elementary School in Washington Township, New Jersey.  I volunteered my time to teach material provided by the Junior Avchievment Program in New jersey. I must admit, a few weeks ago when I picked up my package I was a little, ok a LOT overwhelmed.  I was going to be standing infront of 25 Fourth Grade students for over 4 hours! Presenting materials that I hadn't studied since I was in fourth grade. So I studied hard the night before and prepared the materials for the 5 lessons!  I had a great time. This is a great program, if you ever get a chance to participate, you should!  The materials were very well labeled, lesson plans laid out and easy to use.  Although the subject matter wasn't that exciting, we had a great time and...

I know you have seen the signs around your town, on tv and all over the internet!  So who are these guys and how do they do it?   I ran a Google search for "Ugly Homes" to see what I would pull up, I was surprised to see how many sites have these key words: Wow!  521,000     So my question to you is have you or anyone you know used a company like this and,   if so what was your experience?   Did they give you your price? Did they make arrangments for closing, getting payoffs etc? Did they complete and inspections (termite, radon, well, septic, home inspections? How quick did they close? I look forward to your responses!

So you want to sell your home, but you are not sure if you can do it yourself. Here are a few questions that you need to ask yourself, then you be the judge: Am I educated about the inventory of homes in my neighborhood, so that I can price my home correctly? Can I properly advertise my home to over 32,000 Realtors and 100,000's of potential buyers? Do I know a sign maker, what should I put on my sign? When can I be available for showing my property?  How many calls should I expect a day, week, month?  When someone comes through my house, how do I know they are qualified to buy it?  Do they have a pre-qualification letter? If they want to buy it and we can agree on a price (my price) I will need to have them sign a contract.  Where will I get it?  Should I use a lawyer? What is the goin...

JIT versus JIC Management - from the works of Martha Beck, author of 6 books and life coach! I know what you are thinking! What the *@%$ is JIT and JIC? JIT or "just in time" was a term of manufacturing and business management adopted by Japan's Toyota Motor Company shortly after World War II. Times were tougher then than the yare now so the company adopted the policy of ordering just enough parts to keep their assembly line running instead of stockpiling their inventory, known as JIC inventory or "just in case" (in case we run out). So how many times have you stocked up an an item that you use consistantly or buy extra of something because you very rarely see it sitting on the shelf? My bet is pretty often, I think we are all guilty of this in some manner or another. I am sure you have...
