Having grown up in Hillsdale, Bob has a real love for this special Pascack Valley town. Bob's grandfather had been a Builder in the early 1900's and was the architect of several of the custom homes in town. Hillsdale is also Home to the filming of several episodes of the old favorite T.V. show "Ed".            There are many Chinese restaurants in Bergen County and to be more specific, the Pascack Valley. Almost all are take-out places that also deliver, you might find a table or two inside. The food in most are good but if you want a full service Chinese restaurant that is superior in every way, then the place to go is Golden Dynasty in Hillsdale, NJ. Golden Dynasty also has a location in Franklin Lakes but this restaurant, located at 295 Kinderkamack Rd. in Hillsdale, is a piece of paradise located among a residential street.       The restaurant itself looks straight out of China in its beautiful architecture and landscaping.     Bergen County Real Estate Comparison Report       Comparing Bergen County real estate as an overall view of homes sold during the period of January through March 2013 to the same period in this current (2014) year, we have a 30 home difference in the number of homes. Less homes (3% less) have sold in this period this year but there were significantly less closings in March (-55), which was surprising because most of the harsh winter we had was over by then. Home prices however, have greatly increased. The average residential home sold for over 9% more in the period from January to March this year than in 2013.     If you are in the market to buy a home, you need to understand about the laws of agency, what they are and how to receive buyer representation. When you see a home online or in a newspaper, the agent who has that listing represents the seller, not you. The sellers agent has a duty to get the best possible price and terms for the seller. Pascack Valley Real Estate Market Report - January 2014        As we are nearing the end of January 2014, the Pascack Valley has seen 26 homes designated as Residential, that have sold, according to the New Jersey Multiple Listing Service. 24 homes are currently under contract and there are a total of 214 homes that are currently Active on the market. The average list price for the homes that sold this past month was $586,041. The average sold price was $549,388. The sale price/list price ratio was 93.7 and the sale price to last list price ratio was 96.2. The average number of days on the market (DOM) for the 26 sold properties was 65.
