What if someone in a home had Covid 19 and now is recovered and is clear. Can that home be put up for sale? Would the seller have to disclose that fact? I got a message from a friend who wants to sell their home. But his wife wanted to list with a friend of hers who just started selling Real Estate. Before I could ask him why he is reaching out to me, he said it is not going well. He does not think they know what they are doing. He also things they are not getting any support.   They listed the house 2 weeks ago. The first week they made buyers wait to see it until an open house. Now they have nearly 50 offers but the agent keeps showing the house. I wondered why they have not accepted at least one of these offers? With more Buyers than houses for sale in a lot of areas. Buyers are finding it hard to find available homes. They are finding it even harder to get an offer accepted.  There are new home listing s hitting the market daily. There are offers being accepted. Despite that, many buyers can not get their offers accepted. Some are very frustrated. SO much, that some are asking "how I am getting my offers accepted?" The secret is to write better offers. That is followed by "my buyer agent did." But did they? I list and sell just as many homes as a Listing agent. I want to tell you how many "not so good" offers I get when faced with getting 10 or even 20 offers in the first day or two of listing. With a full day of showing homes Saturday, something happened I have never seen before. We drove up to an upscale home in a wonderful neighborhood. There were cars parked almost a mile away with people wanting to get in. We walked around the outside and got in line to go inside. After a short wait we were in the home with wall to wall people. Then a lady came around and entered through a back sliding door. She promptly announced "she was buying this home and all other buyer can just leave." I was waiting for the laugh but she was serious. A Home Owner called and said they wanted to Sell their home. However there was a condition. I would have to provide a negative test to be able to go inside their home. They went as far as saying any buyer who wanted to see their home, would also have to provide a negative test.  I have not had any seller request this before. Before we get into testing, I need some more information. Are you looking to sell now? They said yes. What happens when the tenants are not paying and you can not pay the mortgage? It may be time to sell. The phone rings and there is a person on the line who is very worked up. They eventually slowed down so i could makeout what they were saying. They were distaught over the sale of thei Manchester NH area Home.  Were they listed with me? No. Ok, good. So, I then had to get to the bottom of this call.
