When a couple decides divorce is their only option, what happens to the house? To most couples it means the house will need to be sold and the assets split. BUT, what happens when we are in a pandemic?    Lets start at the beginning. Listing a home being sold due to divorce is different than listing a home where the buyers are moving up to a bigger home. That difference is emotion. One or both of the spouses is often angry. Sometimes one of the spouses does not want to sell. One of the spouses often has zero trust toward the other as well as toward the agent chosen.   What is an agent to do? Listing and selling homes due to divorce is a specialty. Not every agent and not just any agent can do this successfully. It is more difficult. It does take more time. It also can be very stress fu...

I stopped by to see a seller who has been thinking of selling. He wanted to know what else he could do to make his condo show better. He also wanted to make sure his condo was free of germs.   Staying 6 feet away, he yelled "open" when i rang the bell. He had a RING doorbell so he knew it was me. I walked in and got the shock of my life.   There he was cleaning his kitchen's granite counters. Why was i shocked. He was using a Lysol Toilet wand. Should I laugh, what, why, who, what again....???? We were a good 6 feet apart as we discussed the sale of his condo. Should he wait? Should he list now? As we spoke he scrubbed away....   He then confessed every store was out of wipes and out of cleaner, but he found the toilet wand. It has bleach and should work, right?     IN SUMMARY this sel...

You have one of the most exciting jobs one could have. The excitement of seeing all the sparkling new homes. Those were the famous last words of a relocation buyer. They were moving to NH from CA. They had a lower than normal price range for a relo buyer. They also had a request that they wanted a "fixer upper."    Their idea of a fixer upper and reality crossed paths today. "That is not what it looks like on HGTV? Oh if I had a $1, oh never mind that will be another blog.   They wanted a specific school district. One with great schools. They wanted a big yard, 2 car garage and a basement finished or could be finished. I found them a couple of listings out of the few on the market these days. The last statement was, "Don't they make fixer uppers that are not so dirty?"    This home was...

You may have thought you were going to see another color full room. Not today, but I do have a lesson how to get your home ready for sale and how not to. In this case, the home was for sale for a few months. Needless to say it did not sell. The listing expired and they were referred to me.   Lets set the scenario. The home owner called me a couple of weeks ago and said they needed two weeks to get the home ready for me to come list. Their neighbor who i sold their house and then sold them a house, told them I like to work quickly   I arrived at our meeting time and they gave me a tour. Before you wonder if I listed the home "as is", i did not.   It was time for some "straight talk" with the seller. That if they want top dollar as they said, the home has to be in top condition. If they ...

They say a picture is worth a million words. Well, check out this home. Life long smokers are ready for a change. Their children have decided to move them out now as the stairs are too much. We did our walk through to get marketing pictures. The children knew the home needed some work, but this was eye opening to them.   The next step was to explain to them value. What the home is worth AS IS. Then how much would repairs cost to make the home be in average condition. The amount was high. I then showed them how much the home would be worth repaired. They loved the value, but just did not have the money to put into the home.   We agreed that we would invite all my cash buyers to the house. Have them each put their highest and best offer in on the property. With 7 offers the sellers revie...

An interesting story arose from a recent Listing Appointment. The seller made appointments with 6 different agents. The seller wanted a variety of sized companies and agents. They wanted to know what each agent could offer them. I usually like to be the last agent in. Buy I was the first agent to be interviewed this time. My fear is to be forgotten when #6 comes around. However i try to make myself "unforgettable." The seller asked some questions, but in my opinion, did not really ask the right questions. I have a listing presentation that i can adjust on the fly. I know when to talk and when to listen. The bottom line was the Seller seemed to only care about how much I could list their house for and how much i would charge as my commission. They did not ask how I arrived at my value, w...

Thanksgiving is upon us and It is that time of year when we give thanks for various things. Today we gove thanks that we can avoid some Pitt falls in Real Estate. There are certain words and phrases that strike fear into Buyers, Sellers and Real Estate Agents alike. Here in the Manchester NH area it is my goal to educate you on what to look out for. Some may be light-hearted with others more serious, with the bottom line being that you do not want to learn these the hard way. Being on top of every sale or purchase can head off most of these.   THE TOP COMMENTS THAT BRING FEAR TO ANY REAL ESTATE DEAL   1. "Out of town" Appraiser. Who probably does not know YOUR market. 2. A "new" Home Inspector. Anxious to start finding issues. 3. The Underwriter needs one more thing "the day befor...

There is a RASH of new regulations and laws where towns, cities and counties in a haste to stop global warming. They are banning new homes being built or substantially renovated to have gas or oil. They want the homes to have electric heat and electric stoves. The questions of the day will these new laws help or hurt home sales? The second question is will this have any affect on green house gasses?  You do not have to look far in NH for a lesson on home values. In NH the cost of electric is high. Take a home that is all electric featuring electric heat versus a home with natural gas. The cost to heat the home with electric could run $500-$600 month in winter. The home with natural gas will run about $1000 a year to heat. A  home with oil may run $1200 year. The value of the electric ho...

There is an increasing amount of confusion to what a Home Owner should and should not do before they list their home. Conflicting online tips. TV shows that are not quite real but you think they are. These are just two of the sources of what we are seeing done wrong. It starts with what should a home owner do when they start thinking of selling a home? Renovate? Update? Upgrade? or Repair? The answer my friends will depend on the condition of your current home. It is also is affected by the size of your home, style, your neighborhood and what the market is doing.  The hard truth is some renovations will cost you more than you can get back when selling the home.  I have a lot of Home Owners who reach out who are not selling for a month and some even confess a year from now. They want to ...

It seems to be increasing where I hear Home Buyers who say they cannot find their dream home. They may find it, only to lose out to another buyer. There is a shortage of homes for sale in some areas, but there is a steady flow of new listings here in the Manchester NH area    Top 5 Scariest reasons you may never Buy your Dream Home  1. YOU OFFERED HALF PRICE: Many buyers still think "low ball" offers will get them a deal of a life time and in the end, lose out on their dream home.  2. YOU DID NOT GET PRE QUALIFIED BEFORE MAKING AN OFFER: Many Buyers rush right unto looking at home. They find their dream home, are willing to pay the asking price but crash into a brick wall when the seller asks for a copy of your pre qualification and you did not even speak to a loan officer yet.  3. YOU ...

When you hear the answer "I don't know", what do you think? They may really not know? or they may be hiding something? Today I am talking about the Seller property information report. Here in the Manchester NH area, every seller (except a bank) must fill one out when they list.  Basically it asks the seller to disclose anything they know about the property. I am writing this blog today with some reflection on a recent listing appointment. It is an estate sale. The son and daughter never lived in the home. Their lawyer referred an agent to them. The agent wanted them to have some expensive inspections because they wrote "Unknown" in nearly every part of the seller information sheet. I don't think this agent ever listed an estate sale, as they took no care in what they said or how they ha...

Yesterday lived up to Friday the 13th and I had some strange things happen. One of them was an update to yesterday's blog. Neighbors can make or break a sale. My buyers went back to see that home. They loved the home but the neighbors issues weighed heavy. As they spoke about the situation, the neighbors walked over to see us.  The wife is leaving the husband. The husband is going to get help for his drinking. The wife will move in with her mother right away. They want to put the home up for sale, and want me to list and sell it. She appreciated me taking time yesterday to talk to her. She appreciated both my straight talk and compassion. She said so may people have judged her, lectured her or felt sorry for her. That after the last incident she needs to move on. She liked that when she...

I had my own questions such as, was what do you mean "against the law" and WHY are you asking? You see a daughter was calling, whose parents listed their Manchester NH area home with a discount agency to save some money. Except they can not find it in MLS. They also have only had 1 showing in 2 weeks. They know they did not list with me, but could I tell them what is going on?  A simple search of MLS and sure enough it was not there. A drive by the home seeing the out of state company name, started to enlighten what is going on. In their haste to save money, they choose a "as seen on TV." Company. The list price seems really low so my immediate guess is, no one knows it is for sale. WHY do I say that, Well a lack of marketing, advertising or MLS presence.  It is a nice home, good price ...

Everyone LOVES free things. How about a FREE camper? Here is the situation. The seller is selling this home AS IS. Meaning everything you see, comes with the sale. Nothing will be removed, nothing Will be cleaned and inspect everything on this Manchester NH area home before you make an offer. Welcome to the world of Estate Sales. Some times the family lives close and other times the family lives across the country. The out of state sons for this sale, were tasked with a huge job. What to do? Where to turn? and.. how much would it cost them?   As luck would have it, the estate lawyer they hired referred me to assist in selling the property. Upon touring the property, we found many and I mean many things left behind. Cars, campers and tractors not quite working. The sons were stressed. Th...
