Andover, MN Real Estate News

By Teri Eckholm, REALTOR Serving Mpls/St Paul North & East Metro
(Boardman Realty)
Closed sales are down a bit in Andover but the big drop in new listings has kept inventory in this northern Minneapolis suburb under control. The average sales price did take a hit with almost a 10% decrease from just under $221,000 to just under $200,000. This means the average price per square foot also took a 10% hit from $98/sq ft in 2010 to $88/sq ft in 2011. Another statistic that crept up a bit in 2011 was days on the market. It took an average of 154 days to sell an Andover home in 2011; up almost 3% from the previous year. It seems that home buyers continue to consider Andover an affordable option in the Twin Cities north metro but are very conscious of pricing. Closed sales have dropped this year in Andover after a few years of consistently rising sales. A 7.5% decrease in the number of closed sales does not mean homes have stopped selling in this Anoka County suburb. Homes sold and the prices remained about same with just a slight increase in the average sale price. The average Andover home is selling for just over $220,000 up by 0.1%. A good sign is that in this Anoka County community is time on the market decreased significantly in 2010 with homes selling almost a month quicker with an average market time of 138 versus 162 in 2009. It seems that home buyers continue to view Andover as one of the affordable options in the Twin Cities north metro!

They have been working on it for a few months now but, today they turned on the light at Hanson and 133rd. This intersection definitely needed a light as people turn left there from every direction. At times there could several cars there waiting to turn left from every possible angle. You reall had to think through what each car would do as they moved through the intersection and then decide if you could proceed safely. Between the addition of the new Sherriff's office and the new entry into Wedgewood neighborhood, the traffic count was very high. Plus on those fall days when everyone was bringing their leaves to the compost site, dangerous crossings became the norm. This will help with the Oaks of Shenandoah and Wedgewood neighborhood a lot, along with the Andover residents using 133r...

After winning there last 4 games of the season by shutout, thanks to suberb goalie Emily Kirby, they moved on to sections againts Minneapolis Edison. The game was played at Columbia Heights High School, my wife's alma matter, so she was excited to go back. Our girls dominated the game from start to finish, winning 8-0. Courtney Thompson and Jenny Friday, both defenders most of the year, scored their first goals of the season. This was after our forwards had put in several goals already. Time for Park Center, who ended our year last year.   Park Center came out strong but Legacy held off many charges in the first half. We appeared to have taken the lead on a free kick from Jenny Friday, who found Callie Ryan past the defense and put iit in the net. The line judge felt she was offsides an...

After a tough loss to top ranked Rogers, our girls played the last conference game of the year against Maranatha at Noble Sports Complex in Brooklyn Park. We were the better team throughout the game but putting the ball in the net was very elusive. We had 4-5 balls scamper across the goal never finding there way in. The wind was strong from the south and against us in the first half. Keeping the game tied or taking a lead by half would be huge. At about the 30 minute mark. We were able to get the ball across the goal, then we kicked back across and a defender tried to clear but hit one of her own players and into the net it went. 1-0 at half. The second presented many opportunites for our team but noone was able to score again. Legacy 1  Maranantha 0 The conference tourney started today...

After a week of book ending ties against larger schools Fridley and Big Lake, we were ready to take on conference rivals Heritage. This was extra fun for us as we know their keeper's (Rebecca Walk) parents. Rebecca did play a great game in goal keeping the game scoreless through the first half. Legacy sister combos played a big part in this game. Senior forward Annette Scheil caught their keeper charging the ball and shot it past her for the first goal of the game. Renee Scheil was dominate on the right middle of the field, foiling several attacks and creating a few of our own. Senior mid Callie Ryan is always attacking both offensively and with great take aways using her slide tackle on defense. Her sister Hannah is really showing off her skills now and improving in each game. Of cours...

Legacy played down in Victoria against rival Southwest Christian today. The game was well played at went back and forth with SW scoring first. Junior forward Allie Franzen scored next, in her first game of the season after missing time from a missions trip in Africa. Southwest added another goal in the first half. Southwest came out strong after half and scored another goal, seemingly putting the game out of reach. A hand ball on the SW goalie was called after a save out of the box. Senior Callie Ryan quickly set the ball down and wisely put it in the net before SW had a chance to setup. Another foul was called with a minute left and Callie was ready to strike again when the ref blew the whistle to give SW time to set up. Sophomore Emily Kirby posted another 10 or so saves in this game....

West Lutheran came to Legacy for our home opener Thursday night. Both teams played a very physical match and very evenly throughout. Emily Kirby posted her second consecutive shutout with Jenny Friday and Courtney Thompson leading the defense. There were some great chances to score with crossing passes but neither team managed to put one in the net. It went to double overtime and ended in a 0-0 tie. That leaves Legacy 1-0-1 in conference play.

What a great bunch of kids my daughter has the privilege to graduate with this evening at 7 pm. A good number of the kids have gone there since kindergarten. My daughter only missed a few grades when we home schooled her for a few years. Tonight at commencement, they will be the final class ever to graduate from Meadow Creek Christian School. As of next year the name will be changed to Legacy Christian Academy as part of a total makeover of the image, location and direction of the school. Any sporting event you go to over the past few years has been led by a large group of this class, especially the Volleyball and Softball teams, both had 8 seniors on the roster. Their talents will be missed but they left a great Legacy which can be followed including thier 3rd place finish at the state...

Subsections started last Thursday against Cromwell. Who? That is what we were thinking as rearranged sections pushed us up north. Anyway this was a close game with Cromwell taking an early 1-0 lead which we were able to tie up in the 5th inning. The 6th inning started off by loading the bases. Then Renee hit a soft liner in to right field scoring 2 runs. Jenny followed up with another single driving in 2 more runs. Once again, we scored the go ahead runs in the last at bat of the game. We shut them down in the 7th to win 5-1. Off to Braham for round 2. The game started off well and took an early lead in the bottom of the 3rd. Braham, however got their bats working in the bottom of the 3rd and scored 8 times in the next 3 innings. Our scoring was done for the day and our season ended as ...

After getting rained out on Tuesday and the rain never letting up until 1 pm Thursday, our final home game ever may not occur. There was several inches of water on the field including over home and 2nd base. Our grounds wents went to work and created a scene out of the movie "holes". I arrived early to see how bad the field was going to be and to help out. Most of the water was gone by then but the field was still quite soupy. We started by filling in the batter boxes with drier clay by the backstop. We then went to fill the holes created to drain the 2nd base area. Soon after Mr Votah came to drag the field. After several passes the field realy started to take shape. The game was on! Of course this is what you came to read. Kaia started pitching and went 2 scoreless innings against Mar...

Another great game tonight we faced Lions Gate/Bethany Academy. We were on the board first with a run in the 2nd and 3rd innings. Lions Gate held a few runners off the board by making some great defensive plays. Then they broke out with a 3 run 4th inning. In the bottom of the 4th we had 2 base hits but both runners were thrown out trying to take an extra base, so we went 3 up and 3 down for the 2nd time this game. We scored 2 times in the bottom of the 5th with some more timely hitting by Maddie and Kaia. We held them scorelees in the 6th and 7th innings. This was our 3rd conference win this year. New Life is next up on Thursday 4:15 pm in another home game. I also can't wait to see how the girls pictures turned out as they had some great poses for the photgrapher.   Go Saints!
