Maryland Homes Sales Grew 4.2% as Houses under Contract Continue their Rise        ANNAPOLIS, MD—August 15, 2024—Maryland housing sales in July rose 4.2% to 6,462 units, versus 6,204 units sold in 2023, according to the Maryland REALTORS®’ July 2024 Housing Statistics. At the same time, units pending continued their rise, with 6,680 houses under contract, an 8.8% increase from last year.  The average sales price rose 5.7% to $512,266, while the median sales price grew 5.3% to $432,800. July’s steady lowering of interest rates has helped with sales.  On July 3, the Freddie Mac 30-year fixed rate mortgage stood at 6.95%; by August 1 it had dropped to 6.73%.  Lack of inventory continues to be one of the biggest hurdles to homeownership, and while it remains low at 1.9 months, it has been ...

  According to Bright MLS; new listing activity is still below what they would be in a more typical market. Nonetheless, new listings have outpaced pending sales in 2024 and have begun to ease the tight inventory situation. At the end of April, there were 31,703 active listings on the market across the Bright MLS service area in the Mid-Atlantic region, providing potential buyers in 2024 with more selection than those who purchased in 2023.   Home buyers in April have not hesitated to pull the trigger despite elevated mortgage rates. Closed sales were 7.6% higher than April 2023 and new pending sales were above last year by 3.1%. The inventory picture is improving and the results from Bright MLS’s most recent survey show that nearly two out of five listings were from a seller who was probably not turning around and buying another home. According to agents surveyed, 61.9% of homes sold in March were primary residences, suggesting a seller who might be in the market to buy. However, the other listings that were added to the inventory were not primary residences. For example, 14.3% of homes sold in March were rental properties. Another 13.5% were estate sales, or the sale of a property whose owner had passed away. After over three years of meetings and public hearings on The Sugar Loaf Treasured Landscape Management Plan (SLTLMP) and overlay, the Frederick County Council rejected the overlay portion of the plan by a 5-2 vote. Those who have followed this long saga will find both sides, the opposition and those in favor of the overlay, have the same common goal of protecting the rich agriculture and environment around the mountain. When you have a soft spot for old homes, it is such a treat to visit historic Frederick and drive through the tree-lined streets of Baker Park and Hood College. There is still a scarcity of supply in the Mid-Atlantic region. but the gap from 2022 levels has narrowed with new listings down just 7.8% from this time last year. In typical years, there is a significant decrease in listings throughout August, but this year, listings have stayed far steadier. Labor Day weekend did not slow down listing activity with the number of new listings up 2.6% from a week earlier. The median list price reported by Bright MLS made a jump for the week ending September 3rd, it was $395,000, a 2.6% increase. The list price is also up 5.3% from last year.  Contracts were down only slightly.
