Maryland’s June 2021 Housing Statistics Continues Robust Sales Pace; Months of Inventory Grows Slightly      ANNAPOLIS, MD – July 15, 2021  Maryland’s June 2021 housing market continued its robust growth with home sales reaching 10,790, an increase of 24.2% over the previous year’s sales of 8,686. Average sales price rose 17.4% to $443,764 over last year’s figure of $376,990. The median sales price of $375,000 grew 13.6% from $330,000 in June 2020.  While median days on market continues to hover at 6 days compared to June 2020’s figure of 14 days, months of inventory continues to grow—ever so slightly—to one month, which signals slight growth since April 2021, when it was as 0.8. In June 2020, months of inventory was at 2.2. Feeding this increase in has been an increase in the number o...

Besides picking crabs with Natty Boh, one of my favorite summertime things to grill is "Beer Can Chicken" aka "Beer Butt Chicken".To start you will need a 4 or 5 lb whole chicken which is cooked upright with a can of beer as it's base. Natty Boh is my beer of choice here in "the land of pleasant living".    STEP 1: Using a 4 or 5 lb whole chicken remove neck and giblets from the cavity then  wash and pat dry.  Once dry, rub the bird down using about 2 table spoons of extra virgin olive oil. Last week in Mount Airy, Md.  21771 Detached HomesLast week ending June 20, 2021 6 existing detached homes in Mount Airy, Md. where added to the market, 9 went under contract, 11 completed the sales process, and 17 are listed as coming soon. This brings the count to 24 on the market for sale, 45 under contract and 48 completing the sales process in the last 30 days. Those on the market for sale range in list price from $350,000 to $2,950,000.  Maryland’s May 2021 Housing Statistics Continues Robust Sales Pace; Months of Inventory Eases Slightly    ANNAPOLIS, MD – June 15, 2021 Maryland’s May 2021 housing market continued its robust growth with home sales reaching 9,334, an increase of 46.1% over the previous year’s sales of 6,389. Average sales price rose 19% to $435,504 over last year’s figure of $366,059. The median sales price of $370,000 grew 14.9% from $322,000 in May 2020. While median days on market remains a tight 6 days compared to May 2020’s figure of 13 days, months of inventory grew to 0.9, up slightly from April 2021’s figure of 0.8, though down considerably from May 2020’s figure of 2.4. Whenever possible, I take the backroads, driving past Farmland Forever and along the gently rolling hills of Frederick and Howard County. It's a moment to breathe, recharge and discover. When I did so last week, I drove by a Victorian home in Monrovia, MD that made me hit my breaks hard - and snap a picture. I remembered that house. I had past it many a times, imagining the possibilities. Years ago the paint was peeling, accentuated by a mismatched combo of green and pink. There was no ornate decorative railing nor pretty porch swing nor gorgeous curb appeal. Just an old home in need of a rescue. I am a little sad that it wasn't me but I am so glad the new owners reclaimed and restored and brought this 1870s Victorian back to life! Be still my heart. Because this is what (my) dreams are...

Sometimes we look at a house but what we really want to do is cross the street, knock on the door, and ask the neighbor (of the house that is very much not for sale, unfortunately) for a tour. That wouldn't be strange at all, right? True story - that happens to me quite often. Just recently my buyers and I were house hunting around Lake Linganore in New Market, MD. My clients would love to call this area home and settle in for life at the lake. The amenities the Lake Linganore community has to offer are many: beaches, hiking trails, picnics, farmer's markets, movie nights, playgrounds, pools, ballparks... it's almost like a year-round vacation spot.
