A friend I grew up with 15 years ago came to me with a ratified contract in his hand. He said that his Bank of A______ rep was not returning his phone calls in the past 2 weeks and with the contract being ratified he needed to get a jump start on the financing. I quickly spoke with my friend about his wants and needs for financing his first home. He explained to me that his credit was only "fair" AND that he had no money saved. I immediately had him overnight me all of his personal documents and began working on creating a loan application for him. After pulling the credit, he had 5 outstanding collections from 3+ years ago. Since he was under contract we had no time to loose.
