Odenton, MD, sitting at the entrance to Ft. Meade, has been bucking the real estate trend by showing a +22% increase in sales October 2011 over October 2010. Sales stats for 2011 have been generally positive as well.Sellers and agents love it when sales go up, and the median sold price at the same time. What is inexplicable is that the Average Days on Market is going up as well. This is especially true since new listings haven’t increased to any great degree. One of those data anomaly's that can’t be explained without a very detailed analysis.And while we’re still on the inexplicable, the Average Sold to Original List Price Ratio has shrunk down to 91%. I have a much higher number of Buyers right now than I did at the same time last year. This is due to a variety of reasons.  Some Buyers are waiting for their current homes to sell, others are waiting for the perfect house, while others have found home that they like and feel are overpriced.  The reality is that the market as a whole in the area did not get the shot in the arm that many of us expected by BRAC this spring.  Therefore the market was more stagnant than what we all expected.   I know that NAR reported that contracts written were up this spring.  However loan fallout was also elevated.  Many of the homes that were on the market that went under contract came back on the market due to contract fall through.  That made the inventory a little higher than the equilibrium when the...

I just met with some prospects today that are looking for a rental home when their lease is up at the end of September and they liked the house that I showed them.  However in all likelihood, that home will not still be there for them in anymore than 30 days from the time it is listed with the way the rental market is moving in our area at this time.   If you current have a home in the area that you are going to list for rent or are in the market to find a new home to rent, you really will not need to be active any sooner than 45 days from when you want to do either.  In all likelihood, 30 days is plenty.
