Quincy Massachusetts Homes Sold Report for the First Quarter in 2010 Quincy MA real estate activity in first quarter of 2010 reports 75 homes sold which is substantial increase over 2009 numbers.  In 2009 there were 60 homes sold which is -25% less than 2010 activity.  Sales activity is approaching the 2007 sales numbers which were at 77 homes sold. The average sales price increased from $315,028 in 2009 to $330,893 in 2010.  The median sales price also was on the upswing from $309,000 to $335,000.  The average days on market is near normal at 90 days and the sales price to list ratio is at 96%.  It appears that the bottom of the current real estate market occurred in the first quarter of 2009 as we have had a year over year increase as well as two consecutive quarters of increased acti...

Buyers who have less than stellar credit and small down payments usually go F.H.A.  The F.H.A. has two new guidelines out this month that are stricter than before.  Remember, the Federal Housing Administration "F.H.A." does not make loans; rather, it insures mortgages from lenders who would not otherwise offer loans to those who can make down payments of only 3.5 percent and who have credit scores of 620 or less.  The F.H.A.'s lending limit is $729,750.  Two changes from the F.H.A.: 1) Usually borrowers pay an F.H.A. insurance premium two ways: with an upfront fee that can be included in the total loan amount and amortized over the life of the mortgage, or in a monthly fee.  Now, the upfront fee jumps to 2.25 percent of the loan amount from 1.75 percent, adding about $1,000 to a $200,00...
